[MUSIC] Welcome back my guest today. He's been on here before and I've been on his show several times. He's a real estate investor. He's got 90 million assets under management. Several boutique hotels and he is the host of the Rich Summers report, which I go on every time and we get into deep trouble. How you doing Rich? My man Michael Sartain, I appreciate you having me on, man. Excited for this conversation today. What's going on man? Hey, so I want to ask you a question because we talk about them every time. So whenever I have new clients, they ask me about networking and and high status communication, all this kind of stuff. And one of the examples I always give is the language of problem solving. When you and I are always having dinner, even though we have a good time, we go out to clubs, wherever we're always taught, you're explaining to me running ads to a webinar. Right? And then I'm explaining to you what we do with our sales team. And that's like what I've noticed is with really successful people. We're always rushing to pay the bill and we're always trying to solve problems for one another. 100%. Maybe you noticed that? Yeah, and that means you're hanging out in the right rooms. Right? You hang out with five broke people. They're going to be talking about fantasy football. They may be talking about drinking beers with the buds, but get around successful people. They're going to talk about sh-- about dudes who are richer than them and dating girls that are hotter than their girlfriend. That's when you're really around broke people. 100%. Yeah, there's two types of people out there. There's people that are inspired when they see the nice things. They see the nice cars, they see the boats, they see the private jet, and they see the nice girls. They're inspired or they are irritated. And typically they're irritated because they know that if they knew they could get that thing, they would be admitting to themselves that they can't get that thing because they're not good enough. And also because you got that thing, they don't have an excuse anymore. I found that, dude, honestly, of all the things that we do that offend other people, I used to think it was because we were saying something that was truly offensive. And then I realized when you take away someone's victim mentality, like they have this ability to play with it. That's why all these guys are like following these black pill content creators is because it's a victim mentality. Instead of saying, "Hey, you could get a prettier woman to date if you got in shape." What they're saying is the reason I don't have a pretty woman is because I'm ugly. And so they're just becoming a victim. And it's just one of these things. When you take away their victimhood, like for instance, if I disprove someone's limiting beliefs, what I notice is they don't think me. They cuss at me. They make videos about me. They're very angry. Yeah, so that's one thing I noticed. The other thing I do want to talk about is we've had some discussions, you know, I think Instagram and probably YouTube are the best places to get leads. You have an info product like I do, but yours is in real estate, mines and social circle. You did tell me about running ads to webinars as one strategy. The one that I've seen that's worked the best recently is turning on Transylations. Holy s**t, that works great. And the new trial reels, I don't know if you've been using those before. They've really helped me with mine. Have you come across any new strategies for you to go viral? Yeah, 100%. So you mentioned IG trial reels. So we test all the clips short from content. So when you come on my podcast, we split test all that stuff at scale on TikTok and also Instagram trial reels. TikTok's great because it shows your clips to non followers first. And so it's a great testing mechanism to see if it's going to work or not work. The stuff that works will enhance and then put it out on all the different channels. The stuff that doesn't work will just kill. And the reason this is important is because the same strategy that worked two, three, four years ago in social media doesn't work today. The old game was volume volume volume. Today it's quality. And so the algorithms are all shifting. What are TikTok, Instagram, Facebook, Twitter, Threads. They all are trying to do the same thing. They want to keep the users on the platform scrolling. That's how they make money. And so they know the best way to do that is to show good content. And so the number one thing they're looking at is the number of shares per 100 views. And so that's all these algorithms. So you've got to figure out a way to put out content that people want to share. And so when we split test content, the same thing you do on Instagram trial reels, we're split testing on TikTok as well. We're looking at, hey, is it working or is it not working? Is people going to engage or not engage? Because the truth is when you put out bad content, you're going to lose followers, you're going to lose trust. And that sort of thing. But when you put out consistent content, that's how you really get a lot of traction. That's how the algorithms start featuring you in front of new users and all that sort of stuff. Right now, on average, we're growing about 30,000 new followers and subs across the different channels every single month. Another thing that's working very well is like these AI care cells. So I just started working with a creative director this year. And so we just started implementing this. But like this post right now, we just put this out 24 hours ago. Yeah, so that's great. And it's already got 700 views. Yeah, I saw Brad Lee was doing the same thing. Yeah. And so we just add a little twist to it. So it's like the top bottom, you know? And it's like just very simple like all the actions. And just a little takeaway. So it's like educational, it's a care cell. And those are performing really well and getting a lot of like views and followers. Have you turned on the translations? I did, but I turned them off and the reason I did it. Because I noticed I was getting cookie with my own videos. And I was like, they're coming in Spanish. And I'm like, that's kind of weird. Have you seen how it, so for those of you don't know, literally meta will go in and it'll make me speak Spanish. Yes. Because it's not, it's not a dub. It's like my mouth is moving in Spanish. See, see, see, and Michael Sartain talk about Kylie Jenner and Kim Kardashian. She'll grow Spanish. So I'm actually, I'm changing the language preference on my IG. And then I'm copying all the ones in the different languages. And I'm just going to post them because they look so insane. Yeah. I think it's kind of a cool way to get attention is to have yourself speaking Portuguese or Hindi or Mandarin. I think that's how that would look so cool if you were speaking Mandarin. So I think that's the thing I'm going to try next. Okay. Is then put Americans up to like English subtitles at the bottom. I like that. I like that. One thing I do want to say is this for your audience. You know, it's important to think like what is the most valuable audience out there? You got TikTok, Facebook, Instagram, Twitter, Threads, YouTube. You got the Apple Podcast. Yeah. Right. We're recording a podcast. The hands down, the most valuable audience, the highest network audience, the most intelligent audience, the ones that are going to become action takers and become your best clients and your best investors are going to come from the long form. Because agreed makes sense. They're not just sitting as scrolling 45 second TikTok videos. They're actually trying to learn the how. Agreed. Smart people are trying to listen to long form and everything is going to long form content today. And so if you're going to pick one platform, the podcast platform is the one to go out on. Because that's the most valuable audience. I think it's the hardest one to grow. I think it's really hard to your audience on YouTube. But it's really easy to do it on TikTok because TikTok is the platform is much shorter. But the other thing is with YouTube that I've seen is that they don't, I don't know how to say this, but there is a pandering bonus that you get when you pander to your audience on TikTok because they want to go viral. And on YouTube, you don't seem to get that. And the other thing is with YouTube, I agree with you, they're the best leads. Yeah. But what YouTube and you said podcasts, he's a crazy number. I think you're going to think this is nuts. In order to be in the top 5% of podcasters in the world, how many views do you think, how many downloads do you need to have per month? What do you think? 3000. Yeah, it's 4000. Isn't that crazy? Yeah. I mean, that's just show the fuck up. Like if you had you or me on anyone's podcast, anybody's watching this, I'll come on your podcast. 100% hit a month. If you just have you or me on the podcast, you're going to get a thousand downloads. Do you understand? Like, and that's all you have to do. So if you just stick with it, you can make in the top 5% of podcasts, like pretty easy. And I just see a lot of guys who don't stick with it. One of the main reasons why I see and what I love is your studios in your office. So you're working. You've got your systems there. Your job is there. You're going to be there anyway. Your studios in your office. My studio is 40 feet from my bed. I make it easy and repeatable so that I can make content every day. And I think a lot of guys are like waiting for the camera crew to show up. But yeah, they're doing makeup and they need a boom mic and all the shit. And I'm like, no, no, buy a little DJ, microphone, stick it right here on your neck and take an Osmo and then just make some videos. Yeah, that's the thing. Like let it suck in the beginning, right? Don't do it correct. No one's watching in the beginning. No one's listening to the beginning anyways. And it's okay not to be perfect. And honestly, like overproduced content today is like not the way to go. It's the raw, authentic stuff is the way to win. But to your point, you got to say, you got to just create what's going to be easy for you. So for me, like, you know, I walk to my office. I walk to the gym. I create these environments that are easy for me to show every single day. Needable. A lot of my content online is Twitter posts. I don't need a ****. I can post from anywhere in the world. It takes me five minutes to come up with the Twitter posts. I'll put it on Twitter, copy and paste the threads. I screenshot it, goes out on Facebook and Instagram. I don't even need a camera. And so create what's going to work well for you, for you to show up every single day and be consistent. And another thing I'll say is this, like, if you're a guy listening to this, this conversation right now and you feel stuck, you don't feel like you're where you need to be. Maybe you just went through a breakup or a divorce and you're like, "F***, I need to like pull hotter girls." There's no better level up than to actually build a personal brand. Yes. I came from being an 11 year government employee as an air traffic controller. And let me frickin tell you, I was working nights, weekends, holidays. I had nothing to offer a woman and I had no personal brand. But everything changed when I built the personal brand. And so if you listen to this, that is probably the most valuable asset that you can build for yourself. In the crazy. In 2026 and beyond. Yeah. So I try to explain to guys, I'm like, just think about like we look at a woman's maybe physical appearance. A woman is going to look at us for our alignments. Like what's most likely for an ancestral woman 20,000 years ago to survive? She's going to look for the guys with the best networks. Who in 2026 can show they have the best networks? Imperically, the best way to do that, the highest status you can show with the lowest perceived effort is through social media. And so one of the things that I think a lot of guys misunderstand is if you're an accountant, but you're an accountant that has a ton of followers on TikTok and you make funny, accounted content. And then a girl sees that a lot of other people follow your accounting page, your relevancy, even though she doesn't give a about accounting, your relevancy in that space makes her more attracted to you. Because you're more of a sure bet as being a relevant, competent human being. Yeah, I'll give you another good one. So like how many guys when they go out in the streets, they go to
club they go to a restaurant, they meet a girl, they get their number. Right. Well, if you have a personal brand, I, we don't do that. I just, I just say, Hey, like, let's connect on Instagram. And then they're going to look you up and realize, Oh, we get a lot of mutual friends, a lot of my friends follow Michael. And so because so and so and so and so and so and so follows Michael, then I must trust him as well. Yes. And it adds a lot of trust and woman hang out with guys. They, they trust them, feel secure with. Yes. Here's another one. They may completely disagree with what you posted and tell you they disagree with what you posted and still going to date with. That's the hot lot of guys don't understand that because they can't maintain frame. They think in order to get a girl to like me, I need to agree with everything she's saying instead of challenging it. And the more things that I have said that I have women come up me and say, I don't really agree with what you say. I had one particular girl. She worked in Scottsdale. She's really, really smart girls, huge, maximum model. And she was telling me everything that was wrong about my program. Men about she was going through all the things that she didn't like about it. And then she still wanted to go on a date with me at the end. It was one of the wildest things. So that was one of the things that I noticed. The other thing is the last time we had a conversation, you talked about something that I loved ending the date. I am the day. I recommend all guys end the day. You said you would go out with a girl to a bar to see whether or not you're going to go to a Padres game. And if you weren't feeling it, you would just end the date right there. Yeah. It's a qualifying process. It's short like 30 minute. Hey, let's have a drink glass of wine. See if it's a fit. And if it's not, just cut it. Yeah. You know, I'm a big fan of that. But also, you know, progressing the date. This is very important. And, you know, a lot of guys will make the mistake of going out to eat. They'll sit at a restaurant. They'll enjoy the conversation. They're into the girl. And then they sit there for a freaking three and a half hours. I'm going to do no, no, no, like push them around and progress the date. And so go go meet them for a bite glass of wine and then take them to another spot. And then from there, like, hey, like, I'm going to I got to go grab my jacket in my place. And you might come in up with me and then we'll go to the next spot. Boom. They come up. And now you they are, they don't feel the pressure because you're inviting them to your place. Yeah. They already told them we're going to be here for a minute and then go to the next spot. And so now that quick minute here in your place, they're like, oh, it's a cool spot. You got Michael. Yeah. And then you have the next spot. And then by the end of the day, they've been to four different spots. They feel like they've been on four dates with you. They've already been to your place. And so they feel comfortable. And if you get the personal brand, they're like, yo, I got a bunch of people that follow this guy. And so the trust has already been established versus sitting at the same place for freaking four hours. Yeah. And the other thing is I've seen your office. You have a lot of females that work in your office. We've talked about having female friends before and like what an incredible advantage it is. Yeah. And one of the reasons why it's such a massive advantage is because so many people, especially in the self-help space, the male self-improvement space, they think men and women can't be friends, which I'm happy they think that they can't be friends because we'll just, we'll just steal your girlfriend. But I just thought it was interesting. And I was just wondering if you've had success with that because I've seen you before. We've been out before and you, you'll have someone who's organizing your personal assistant, all that kind of stuff. I love having female teammates help me out, especially to me, women. Well, for one, you know, there's no doubt if, you know, sex sells woman, woman can sell a good looking woman can sell. And so, you know, it's by dies by design that I have female females on my team. I've tried to hire some men, but to be honest with you, I find that the woman are the better ones for the job. They're more loyal, they're more consistent, and they're going to work harder and show up for you. And so that's one, but number two, you know, having good looking females on your team, there's no doubt that you're not going to get more views online. You're not going to build more trust. You're not going to have, you're going to have more guys that want to show up to yourself and become a customer. That's, that's number two. But the number three is what you're saying. Is that indirect impact on, you know, dating and all that sort of stuff? It's like, Hey, girls see me or see you working with other females on the team. And it's like, Hey, like, must be a pretty cool dude. If these girls want to work on his team. Yeah, you know, those are a lot of trust that scale. Um, I have a question for you. Yeah. The systems that you have in place. So I remember you, you did this one video where you talked about pushing all your, your, deliverables to Monday and Tuesday. Mm hmm. Yeah. So I love what's it's, uh, Dan Martell's buy back your time, change my life. Uh, stuff that happens to highly effective people. The four hour work week, uh, the one thing by Gary Keller, these books, like actually really caused me to become way more efficient. I'm curious what systems do you have in place that you've learned over, uh, the last couple of years that saved you time. Oh my gosh. So I'll give you one right now. This is a good one. So, um, I have my, my team sent me an agenda prior to the one on once. And if I don't get an agenda prior to the meeting, I don't do the meeting. And so one of the things I did at the beginning of last year to get my time back is I took all my deliverables throughout the week on, I stacked them into Monday and Tuesday. So Monday I go to the office, 8 a.m. I have my team, my L, L 10 team meeting. God bless the team for showing up and being down to ride with me at eight o'clock in the morning. And then right after the team meeting, I go right into my one on once, um, one on once, one on once, one on once, one on once. And I have the team sent me an agenda prior to that meeting. And, uh, if I don't get the agenda, I don't do the meeting. And also if we don't need to do a meeting that week, we don't do the meeting. And I'll end Monday with a one on one call with my business coach. We meet every single Monday afternoon. Uh, and then Tuesday, I'm recording two to three podcast episodes in the morning. And then I'm going right into my hotel community call. And then I'm going into my seven figure creator community call. And then if I host a webinar, it's on Tuesday night. It's a long day. It's typically a 12 hour day. But when I get to Tuesday night, I got nothing on my calendar Wednesday, nothing on my calendar Thursday, nothing on my calendar Friday, nothing Saturday or Sunday. It doesn't mean that I'm not working. I'm always working, but it allows me to focus on working on the business, not in the business. And that simple hack has 10x my output. That's incredible. Are there any other systems? That one is sounds awesome. That's something I'm, we're trying to do in our program. Yeah. And that's why you're like, yo, let's, let's go out to dinner tonight. Like, why don't you just like miss your flight now and kind of attempt it. Uh, but, but Tuesday is my 12 hour day. Yeah. So I got like, I got like two or three guys flying in a town. I got shoot podcasts. I got a show up and, uh, you know, basically like, you know, when you're, you're, your hosting community call and you've been a guest speaker for me. Yeah. You know, it's, it's really like a live performance. You're like leading the whole thing. But you said, you said podcast podcast community call and they're kind of the same vein. You have to be on. So today, this day is meetings day. And this day is planning day. And then this day is, I got to be on camera day. And so that's the one thing by Gary Keller. He talks about that. You find one thing that you crush seven habits, highly effective people. You have an urgent and important and then important and not urgent. You're dealing with things that are not urgent, but important and you're knocking them all out on Monday and Tuesday. So that you got the rest of the week and they're not urgent. Yes. Deliverables are already delivered. Yes. And then it's like Tuesday is that you just set a podcast and then I'm speaking on these webinars. Uh, and these community calls. I'm on camera. It's like, you already know you got to get up. Being on camera, you got to entertain a little bit. And so it's like, hey, you're going to be on camera that day. You're already in that energy. You're already ready to rock. It makes a lot of sense. And the meetings, I hate meetings to be honest with you, but it's important to do the one on ones, especially for the revenue generating aspects of the business. It's very important. Um, and then, um, and then get to the rest of the week. And the rest of the week, it's like, hey, like every day I get to pick one thing. It's like, what's the one thing going to be that day? What am I going to focus on? What am I going to build that day? And then you go all in because like you said, man, I think the, the, the thing that holds a lot of entrepreneurs back is their schedule was just staggered through the week. It's like, Hey, I got a meeting at 10. Um, and then I'm going to have an hour in between. I got a, another meeting at 12 and another hour and a half in between. I got another meeting here. Well, the hour in between, it's like, it's not enough time to really get you into flow state to actually do anything productive. So most of the time, you're just going to be catching up on Instagram. I was like, dude, they just wasted like your whole day and you'd add two or three meetings. So rather than doing that, stack everything and then free up the calendar for the rest of the week. So you can really focus on revenue, producing activities and really moving the needle. Two guys who I'm big fans of, I look up to, yeah, and they live here in Las Vegas. Okay. When people come here, the circuit is always Michael Sartain, Ryan Pineda and Bradley. Yeah. Like I have so many people have told me that sometimes it's you show Michael Kelly or ice coffee hour. Those are the other two. And I'm curious. What have you, I know that I've learned a ton of lessons from those two guys. What have you learned and what have you shared with Bradley and Ryan Pineda? Yeah. So I just went on Ryan's podcast today and then Bradley's and now I'm here with you. And with Ryan, we talked a lot about real estate investing. We talked a lot about boutique hotels. How Airbnb is going away and a lot of markets run the country. You guys differ since you're both in the real estate space. You guys differ on anything. You and Ryan. Oh, 100%. What do you guys differ on? You know, I think Ryan dips his, his toes in a lot of different things. Yeah. And I think he just likes starting new businesses. Yeah. And I'm very like hyper focused on like just the boutique hotels. Yeah. And I was explaining to my friend about that because in California, all the red tape, it causes you to not be, you have to fight with an HOA when you have an Airbnb. Yeah. But if you have a boutique hotel, you can have the wildest party in the world and nobody's going to stop you and you just, you have control over the domicile. Yeah. 100%. But yeah, I think he likes starting businesses because I love Ryan, by the way, but I went into his studio today. And I'm like, it sounded like a playground. Like, oh, he's little kids like behind the wall. And I'm like, right, what the hell is going on over there? And he's like, oh, yeah, I started like a child, a child care business too. And so he's got like 25 kids like in the other room in a studio and people dropped their kids off there. And so he's got his hands on a lot of pots. That's crazy. But anyways, yeah, I love Ryan, but he's doing a lot of stuff. That's outside the blocks right there. That's outside the blocks. What about Brad? Brad's doing his thing. You know, he's always doing his thing over there. He's got the light speed. He uses his podcast as a lead magnet, which, you know, to be honest with you, we just started to have him guys reach out to us recently. Like the end of last year, I want to pay to come on. And that's become a lead magnet for a lot of the other stuff that we have. Yeah. And so it was quote to kind of connect with Brad. And I was kind of asking him about how he runs his offer. But yeah, I mean, he's, he's, people are paying him 25 K to go on. That's crazy. And then he's got a 40 K back. That's 65K right there at pop, you know.
The thing with Brad is he is probably the best guy I've ever seen. There's another guy named Brandon Carter. I don't know if you've ever watched Brandon Carter in Miami. They're the best guys I've ever seen. It completely disagreeing with you, but you still like them. People disagree with me don't like me. I totally understand I have a punchable face. But for whatever reason, with Brad, he can say something and completely challenge you and you just want to go have barbecue with him after. Do you understand what I'm saying? I wish I had that. The other thing is he's from Oregon, but it sounds like he's from Louisiana or he sounds like he's from Texas. You know, kind of throws people off. But Brad is whenever we have marketing decisions to make in the company, I do. I bring up you. I bring up Ryan. I bring up Bradley. There's a few guys who I'll bring up who are around the same size as us. And I'm like, what decision would they make in this situation? And then if this decision going to be so controversial that these people would not want me on their show anymore or not want to associate with me, like I'm always having my team go through that and almost use it as like a filter to say these guys are doing really well. Should we should be doing kind of what they're doing as well? Yeah, no 100%. I'm a big fan of them. Addicuracity. What kind of things are you guys? Like what kind of levers are you guys pulling in 2026 in terms of skill in the brand? Get more views on the line. Yeah. podcast, social media, stories, all that sort of stuff. I'll explain the whole thing for you. So it's right now we run ads. Okay. And so I run I read the ads for the most part. Now we've got females who read the ads. Those teams are doing really well. Yes. Interesting. Really, really well. The ads are the basis for the ads are no drinking. Hard to find relationship type women or dating apps have not worked for you. Those are kind of the main ones. But we've had several. Why do you drink them? No drink. It's just my thing. I've just been famous for like that's my thing. You don't drink. I don't drink. I don't drink. I don't drink out or do any drugs. There's a lot of guys who don't want to drink and do drugs, especially this younger generation. And like even if you do drink, you can take my course. But if you don't drink, it's hard when like if you if there's other social circle courses and the guys are just drunk on a boat somewhere and it's like this is not. They don't want to do this. They want to be more productive with their time. Then the the the the ad guys go to a $27 offer. Okay. Which I've learned from talking to you. I learned from talking to West West Watson. Yeah. I learned a bunch of guys move to a $27 offer. It's a four hour program that they get on there. And then they get an ignition call to for the high ticket offer. The guys who come through organic go straight to the high ticket offer. There's no $27 they go right to the opt-in. They talk with a setter. Our setter is incredible. We found this one setter. He basically just guys just amazing. The guy makes more money than the closer to as a setter as an appointment set. We do want another one which is why we put out ads. He'll qualify the guys sending the closers and then the closers will sell them on one of three packages depending on and I'm not going to go over the prices but like they're the depending on which you know what they're qualified to buy and then they go onboarding and then there's a back end so the guys will be in my course for six months. Their coaches is also their their their their salesperson. He's a back end salesperson and then he'll upsell them into the next course right or continuing education. And that's basically what we've been doing since then ROI is probably on our ad spends probably 1.5 somewhere around there. Okay. And we're doubling ad spend this month so that's basically how the the the fun works for you. Yeah. The fun was worked for me. So so we we completely switched things up since since you and I last spoke. Um and this is kind of what we're doing. We're not doing any paid ads right now but I had a couple media agencies reach out to me before the end of last year and they said hey we got a couple guys that want to pay to come on your podcast. Yeah. I was like 7500 they're like cool so they charge them 10k. They pocket the spread and then these guys join my back end community after they came on the pod. So it's also a light bulb moment and I was like okay so we went on the holiday break but before the break I told my two setters and the DMs I said I said here like a handful of pay to play podcast I said go test this and just go invite all these folks that have paid to go on all these other podcasts. Yeah. And invite them from my account to come on. And so once they say yes that great what's your number let's jump on a quick five minute phone call to make sure it's a great fit on both sides before we lock it in. And so I tested it out during the break and I'm calling these guys and I'm like hey like you know tell me about your business what's the main outcome you look into a cheap like coming on a podcast like ours and they're like hey like we want leads for our business we want brand awareness we want to like grow our personal brand like cool like this is what it looks like. You know it's a $5,000 non-refundable booking fee to secure a spot on our show. We don't run ads we don't bring on sponsors and it just goes towards the production are you comfortable with if we move forward. And some people like like no I'm good I don't pay to play cool but but some people like yeah like that's not a big deal like it's only 5k yeah. And so the people that are swiping 5k on a 5 minute phone call then it's like hey like you know Mike based on what you're telling me you might be a great fit for my private community called the 7 figure creator where we have 150 members it's exclusive a lot of my podcast guests were in this room all business owners all bad asses and we helped them with three things. How to scale their personal brand via social media. How to scale their personal brand via podcasting and ultimately how to monetize all the attention and get more leads for the business. And I don't know you tell me Mike like and no worries either way but if you like this is something you're interested in we could schedule 30 minutes zoom call to see if it might be a fit to work together. And then one thing I didn't realize I'm like oh my gosh like these people have money like these like one guy's like I'm going to find on my private jet. I'm like oh my gosh these are like successful business owners. They show the ability to swipe 5k on a 5 minute phone call. They're a business owner. They have a little bit of money and they're investing into scaling their personal brand and then they pay another 15 K to join the community. But this is what I didn't realize. They're going to be called investors mine. And now it's going to fuel my other my other back end. So it's like the perfect lead magnet the podcast is now the lead magnet. It's now driving leads for both sides of the business. And then I've been thinking about this whole time like since I got my last boat in summer last year I'm like how do I monetize the boat? And so I'm like what if we did a yacht workshop on the last Friday or every single month. And intimate only 10 seats. And you know invite you know 10 people out we got a whole fine. It's got to be a high caliber room. And so we started I started talking about on social media. Like hey DM workshop if you want to learn more and all these people like y'all workshop workshop workshop. I want to come on the boat. So it's a five minute phone call. And it's like hey like just want to make sure it's a great fit on both sides before we lock it in. What's your business? How do you primarily make money? What's the main outcome that you look into achieve by coming to our workshops? And everyone's like hey I want to scale my personal brand. I want to learn how to podcast. And like great everything's included. This is how it works. Private chef lunch dinner. Good networking opportunity. It's 2500 bucks. Are you comfortable with if we move forward? And either you say no or they say yes. Not a problem. I'll swipe 2500 bucks. Then they're becoming a great lead for the son figure crater. Yeah. Right. And if they can't swipe for 2500 bucks they're not going to join the community anyways. And so what this has done Michael is it's we did out all the riff raff all the people that are broke people that aren't action takers they can't swipe for 2500 bucks or 5k. And now we're only setting these 30 minute zoom calls to buy the main offer if they've bought for 25 or 5k. And it's a five minute phone call. But they say no great. We want to waste of five minutes. And that's how we're running the playbook. And so I'm very excited about this. We're like we're really going to him on a car in the paint now on this like new kind of like flow. And so I was talking to Brad Lee about it. I was just on a show. He's been running this playbook for a long time where his podcast is a lead man. And they run paid ads to the podcast and he's got like an ad running where he's like hey see that see right there and it's an empty seat in a studio. And he's like I'm looking for a guest to come on and tell their story. And so if you want to come on podcast click the link below and fill out the form and so they have a lead form and then they have setters that are calling these people and then selling them to come on his show 25k and then the back ends 40 at 65k a pop. That's wild. And so anyways, there's something to be said there. Brad's a smart dude and obviously like you know they're doing something right. Yeah. One of the things is like I think you should do a weekly podcast or if you're maybe like modern wisdom you can do one every day. But like five a day or being like Brad. I don't know if you know this for a while Brad was six months ahead. Brad like you do a you do his podcast and it was six months before the podcast. He's he's pushing mine out in 11 days. Yeah, that's like but I but I told him I said I need this pushed out. Yeah, that's brilliant. That's brilliant. Brad is great. I've just learned so much from these guys. The thing that this there's two things that this reminds me of. Number one, if you can sell and this is something that's so underrated I did not have any conception of until I was in my 40s. If you can sell you will always have a job. Like for instance, if all this went away I have no worries whatsoever. Yeah. You know how to sell a product. That's the first thing. And the second thing is the idea of selling from stage which by the way podcasting is a little bit like that where you have a CTA at the end but like selling from stages another skill set that I'm learning and I'm just and watching some of these guys do this. It really is and you know you think of Jordan Belford. He's a great example of selling out stage. The probably the greatest guy of all time selling from stages Tony Robbins. Right. He's so he's giving you so much value and you want to follow him so much that of course you're going to give him $300,000. Is it it is Tony? I've never been to a Tony Robbins event and by the way the Alex Ramose Tony Robbins podcast that just drops everyone's like yo you got to watch it. Yeah. You need to watch that. But Tony will like slowly stand up on stage and is it a big pitch? So it's I actually don't know if he does the pitch. I haven't been to them. I just have constantly people telling me that they go to them and that they're like spiritual experiences. I have really gone. I do read his books but I haven't paid to go to one of his things. So it's interesting. So out of everyone that I've been around that has some sort of like coaching business or like community or their way they're monetizing their brand. The number one person in terms of revenue that I know personally is pace more. So pace has exceeded a billion dollars with a B and community revenue in the last four years. That's more than LeBron James money. That's more than these professional athletes are making a billion dollars of the B. But if you look at pace when he speaks on stage, if he speaks on a webinar, goes on a podcast, even social media, he doesn't sell anything that is never a pitch. He just gives gives gives and it's always an invite to something but like he doesn't he doesn't sell anything.
- Someone else do the selling? Does someone else do the selling down the funnel? - Yeah, they do, they do on the backend. But like, he doesn't do any like live pitches on stage. - I've seen everything that's just give, give, give. And it's like, it's another free thing. And I'm sure when they get on a one on one call, then they're selling. - Oh yeah. - But he's built his thing on a $10,000 lifetime offer, which is sub two, and they're all over the country, right? And so they help people, you know, negotiate seller finance and create a financing real estate deals, which is pretty cool. And then he's had like, he has all these little communities in these different markets. But what he's found a way to do is to monetize his community. So he's got all these people that pay 10k lifetime. And then he started like a brokerage, a lending, private lending. And so now when these people need to buy real estate deals, they need like an escrowly title company, they need a lender, well then they go through him. And so that's kind of like, it's basically a big ecosystem. - It's such a, I have a buddy of mine, one of my clients, and I got him into starting hosting with Zoom calls. So he hosts Zoom calls with a bunch of people who want to learn about accounting. And when you listen to him, your head starts spinning, and you're like, "Yo, fuck this, I'm gonna hire you to be my accountant." And now he has more business than he can handle. The best example of anybody, of anybody is James Hexted. You know who he is? The divorce attorney. But most famous divorce attorney in the world, he goes on all these shows and he talks, he has a book called, "If you made it to my office, it's already too late." And he talks about ways for people to save their marriage. So he's viral because he's the divorce attorney teaching you how to save your marriage. And I've talked to him and he's got multiple, multiple, 'cause he's the most famous divorce attorney in America. And he is. He's got multiple billionaire clients. And he got a judgment for $900 million for one girl. Did you understand? He's on a podcast. Imagine going on a podcast and say, "Well, you know, I got this judgment for $900 million. Do you understand that every woman in Manhattan is gonna drop their drink and go find this guy if they want to get a divorce?" Like he has, he's got to the point to where he literally does not have the capacity to take on all the clients that want him. It's so genius. And is it, no, his personal brand is big. It's bigger than your mind. It's really big. But for a lot of other people, I just think like, man, you're personal injury attorney. You just, you can crush it by doing this. And it's so easy. But here's the other part. I have a buddy of mine, incredible selling from stage. Owen Cook, I don't know if you know he is. He used to run real social dynamics. He says his favorite place to take a girl in a day. You know what it is? He can watch me sell. Really? He brings the girl in and he, he, he, so now the woman is sitting there who he's had, he's just had him going to date with and she's watching these men. He goes, repeat after me and the guys all repeat. Everybody stand up and they all stand up. Everybody do this. Oh, and they all do it. And he's like, the women are so turned on. Have them. By watching all these men follow me. His first date is always, or usually, to take a girl to watch him in seminar. Do you think it's, do you think it's like a turn on or attractive for a girl to watch a guy like, you know, get on a sales call and then these guys are swiping for 15, 20 K or investing for 150 K. Is that, is that attractive for a girl? Not only yes, is that attractive. I'll tell you something else. There's this one setter, there's one closer and he did this experiment where he was on the closing calls on Zoom and he had a woman behind him who was like typing or like on her phone, looked like a secretary, whatever, and she was doing nothing. She was actually doing nothing. And he said his clothes rate went like up to 70, 80% just because there was a woman in the back of the, at the end of the day. Because like, again, like, I want you to think about this. Hey, do you want to do this now or do you need some time to wait? There's a woman right here, right? And your mind is thinking, yo, is she going to think that I'm a bitch? And like, what's going on? Bro, do you want to do this now? Do you want to wait another 10, you haven't been late in 10 years? Do you want to wait another 10 years? And there's just a woman like right there and he's just like freaking out. Yes, pretty good. I haven't tried it yet. I am going to try it probably at some point. You know what works for good for me, dude? Is, is that, I've actually done that, like indirectly. So one of the setters that we have is a female. Yeah. And she'll, she'll, she would set these people onto these calls and then I would jump on the sales call and she would be on a sales call. And I would say, hey, Mike, nice to meet you. This is our VP of enrollment. Her name's Tatum. Tatum, this is, this is Mike. And Tatum, the one that's been talking to this person the whole time, right? But they don't know. Yeah. And so it's that female presence. Yeah. A lot of guys, it's like, hey, like, they don't want to look cheap or they don't want to look like not an action taker in front of a female. Yes. But also another thing that works well for me is like, I noticed like when I'm out in the boat and I jump on like a sales call in the boat, like, nice sales. Oh my god. I sales my clothes right goes way up because I'm just like, yo, what up, dude? How you doing? Like, how are you? I'm like, I'm going to get a minute. I'm out here in the boat with soft roll. Happy Saturday. And so it's like, it takes the pressure off the sales call. I'm just hanging. So let me, let me, I've gone further. Yeah. You might want to adopt this. So loom videos. OK. So I have my setter. They'll tell me, OK, these are probable leads. These are highly qualified, highly qualified leads. And he'll send me. So this weekend, I had 17 videos I had to make. I go in there on loom and I make two minute videos and they're personalized to each guy. Sounds like a lot of work, but really you get used to it after a while. And the conversions are insanely high. So when I go to one of these high status places, like you said before on the boat, then I make the loom video. So I don't have to time it with the sales call. Does that make sense? Then I send it to the setter. The setter then sends it to the lead. And I have several guys who joined the program. And afterwards they're like, hey man, thank you for that video you made me. Now, I just made 100 videos. I don't remember who this guy is. But I'm like, hey man, I really got it. I really appreciate that you were able to do that. So setter, he has chat, GBT, transcribe the whole conversation and give me four bullet points. And then that's what I make the video on. And I do this 10 times a night. That's really good. That's really good. This is going to sound crazy right now, but I'm doing all my closing right now. I got rid of all my closures. You're doing all my closures? OK, go ahead. Bro, my core business is buying and operating hotels. And like the personal brand and all this stuff, the communities, this is kind of a side hustle business for me. Yeah. But right now we're doing anywhere from 350 to 400 a month. Yeah, cash collected. Yeah. And I'm doing all the closing for the brand building course for my son, figure crater community in our hotel, investing community. I got two communities. Got it. And then the workshops and the podcasts that we are selling, I was doing all that, perfecting the script. It's a five minute phone call. I just brought on a closer last night, who has gone through Shelby Salves program. She's like, really good. I just brought her on just to do the five minute call. And she just closed the first one, like literally right before I walked in. That's incredible. 5K, 5K. And then set him onto a seven figure crater call. And I was like, I was like, I was like, I walked out of the Bradley podcast. I was like, dude, we just made money without me. So if you-- that's the best thing. Again, the best book that has really changed, like I would consider it's scripture, is Dan Martell's Buyback Your Time. Holy crap. Find whatever you can do that's wrote memorization or brute force. And then just have to pay someone a quarter of what you're-- So figure out how much you make in a year, divided by, I think, 80,000, I could be wrong. It's how many hours-- it's how many work hours are in a 50 week year. If you work 40 hours a week. So you divide it by that number, and then you divide that by four. So you're paying them a quarter of what you make per hour. And then they need to do-- be able to do the job of 80% as good as you. And you'll find a lot of people can and are looking for work. And so that's essentially what you do. And I've done that. I don't edit my videos anymore. I don't like haul the stuff that I was doing before. I don't do any-- I'm curious how many hours a week are you closing them? Yeah. So not a ton. And I'll tell you why. Is because now with this new lead magnet, we're only setting people on a 30 minute closing calls if they swipe 5K to come on the podcast or swipe $2,500 to come to the beach. No plans either, right? No, there's no payment plans. But in the rare scenario where someone's like, hey, Mike, I really want to be a part of your program. I just don't have the money to pay in full right now. Then we'll be like, all right, I'll tell you what. We don't normally do this. But if we could do something 50% down today and then split up the remaining payments over 11 months is 0%, won't even show up in your credit, is that something that you could hypothetically do? And then they're like, yeah, let's do it. I'm like, cool. But we typically don't take anything less than 5K down. But our cash collector right now is like, it's like, around 90%. OK, you're getting your leads from organic or you're getting your leads from looking at other pay to play podcasting. Other pay to play podcasting. And then talking about these workshops on social media, which is brought in another lead-- Incredible. Whole lead funnel. Where do you get your pay to play lists? Just following who they follow? So just other podcasts that are paid to play. Bradley, we know his pay to play. So you just look at who they follow. So I have my setters just go down and say, OK, all these guests that have been on. Oh, got it. Got it. Got it. Got it. Got it. Way simpler. Yeah. Obviously, if it's Grant Cardone or somebody's bigger names, obviously they didn't pay to go on Brad's podcast. But it's like, hey, anyone that has been on Brad's podcast, that has less than 25,000 followers on Instagram, probably paid it. And so they'll just scrape all those. And then we just call. And it's a quick five minute phone call to script. And now I've perfected that script. And now I've delegated it out. And then I'm happy to jump on these 30-minute Zoom calls because I'm the guy. And it's a 30-minute Zoom call. We're closing 78% of 15K. That's a $30,000 an hour task. Incredible. I'm going to delegate that out to do what. And in the past, I've brought in closers and all this stuff. And what I found is I've gone through so many freaking closers. And I'm like, I spend more time babysitting them and jumping on follow-up calls that help them close. Then I'm like, I might as well just do the-- Close. It's quicker. And I make way more money. And I'm like, it's easy. And I control it. Before I'd be like, hey, what the fuck's going on? Where happened to this person? Where happened to that person? I'm like, let's get them on a follow-up call. I'm your send in Loom videos. I'm like, fuck that. I'm the fuck guy. I jump on. I close these people 15K a pop. It's a 30-minute Zoom. And then guess what? I built the relationship with them. I got to know them before they even joined. And now they're in my thing and actually know exactly what their constraints are. I know what their bottlenecks are. I know what they're looking to improve on in 2026, which makes my offer better. And a lot of these guys have money. They're going to become investors of mine on the back end with the Summers capital stuff with us buying hotels. And so if I build the rapport, they're more likely to invest in me and to begin with. And so I'm not jumping on a lot.
to be honest with you. To come up with $400,000 a month, I don't need to jump on a ton of calls. Yeah, because you, I mean, these are mega, mega qualified. If somebody swiped 5K, that's mega, mega qualified. Like I'm, the, in comparison to what you usually get, which somebody find. I don't know if I'm, for me, I'm like, I got a look ticket offer. That means they bought, which is awesome. And they're very qualified in comparison to like the general public, but they're not as qualified as a guy who's going to swipe 5K. That's a private phone call. But you don't want, the thing that's going to drive me most crazy about this episode is that there's people watching this. And this won't do as many views as, you know, if I sat there and talk about clovicular and sneaco getting in trouble in Miami. And by the way, by the way, I'm going to, I'm going to, I'm going to miss this flight intentionally. Okay. You guys are hearing it live on air. Okay. I'm enjoying this conversation. And I'm going to miss this flight. And, you know, I might take the next one back or who knows, I might just get a room and cause. Well, I can, I can have the, I can have the cyber truck drive you back and then it'll, it'll come back. I'm just kidding. Not yet. No, FSD. I have FSD hasn't got there yet. But that on Instagram. Pretty soon that's Elon Musk is talking about. People are going to start air being being their cyber trucks or their, their Tesla's to drive other people around at night with a auto drive without. Dude, and I got in the waymo, you know, Scottsdale, the self-driving. It's a little bit weird. Yeah. It's a little bit weird to be honest with you. Yeah. I've gotten used to, I've gotten used to myself driving. Yeah. But the test is pretty good. Like my dad's 83 years old and I was jumping his car and I was kind of weird. Like he's like hands off, but it's great for old people. God, it's so great. It's so good. I love it. Anyway, the point I was going to make is there's so many other videos that I do that do Superviral and then what you and I are talking about could literally, not figuratively, literally make you millions of dollars and you'll see like it doesn't do as well. Even though this is the stuff, this is, people, this is kind of a point I make. I love Alex Ramose. If you heard him when he talks about you just have to do the work. And he's like, you don't need to do the coal plunge beforehand. You don't need to make your bed, right? You don't need to have a say on or a mantra that you say in the mirror or an aspirational quote, you don't need to meditate before you go do your sales call. You don't need, you just need to do the work. I have a client right now and he hit me up yesterday and he's like, Hey, Michael, what's the way that I can get the most out of your course? And I was like, do the course. What order should I do it in in the order I gave it to you? There's no shortcut in M O A M O A is the shortcut. And I kept saying it to him again, do the course, do the course. And you could see his eyes were scattering like this. Like, no, I need what's the secret? What's the secret thing that I can say is like, do the work. Just do the work. Like, lift the weight. I want to get bigger and stronger, Michael. Lift the weight. Lift that's it. Lift the way and people want some other answer. And so with the other thing I was going to point out is like, so, you know, I do have a dating product that I teach. And I was mentioning to my guy friends because they came out and watched me. Then I was with a big group of girls and I ended up taking two girls home and they were like, yo, that was so boring. Like, you just, what you did was like, you just sit there and they just laughed a little bit and then they just left with you. I don't understand. I was like, yes, when it works, it looks really boring. When you want to be successful, you just do the work. It's just boring. Yes. And so a lot of guys don't want to hear that. They want the title of the video to be use these four words to make $10 million this month. Now, you're right now, the title. That's a great title. Let's you steal that one. Yeah. But you're, you're fine. Yeah. That is doing the fun work. Yes. That's it. The cool punch, the meditation, the yoga in the morning, the mindset, all that. It's all that's delaying the work. Yes. Everyone wants another book, another course, another this and I'm asked for my, no, no, do the work. That's it. And that's the only thing that turned around my life. I mean, I was 11 year government employee, air truck controller. I didn't know anything about business real estate. I didn't know anything about content, social media until 33. Yeah. I've cashed on my 401k and I got in and the only thing that got me to wear my today is I put the reps in, I put the abats in, I got in the right rooms. I took advice from the right people. I always say stop listening to people closest to you. Friends, family, co-workers, people that have never done the thing that you're looking to do and start listening to people closest to your goals. People that have done the thing that you're looking to do and stop listening to 25 people. Go listen to one person and go do that thing. Well, here's nothing. Stop listening to 19 year old dating coaches for advice. I'm listening. Like, some of the, there's another homo's quote and I love this one was the one between fame and influence. Okay. Fame and influence. So Brittany Renner is a woman who's famous for getting pregnant by PJ Washington. Is that the WNBA player? No, no, that's Brittany Griner. Oh, yeah. The Brittany Griner is a six foot nine. I was getting her pregnant. Yeah, that is probably not the, but Brittany Renner is the one who PJ Washington got pregnant and then she wrote a book talking about her experiences, but she goes on and she bragged about all the men that she had sex with and she's just a terrible example for humanity, right? She's famous, right? Kim Kardashian, she's also famous. Kim Kardashian is famous. Alex Hermosi has influence. There's a difference. And the difference I found is like, there's a bunch of dating coaches that I've seen before and I, and like, these guys just came out of nowhere and then they have like a million followers. I was like, you know what? Good for them. That's, that's awesome that they were able to grow the brand, you know, whatever, no hate, whatever. And then I will go on like Google search terms and I would like to look at Google trending and like I, I have 10 times more, I have 10 times more than them. And I'm like, how does that make sense? You have a million followers. How is that happening? And the reason why is because they've used the magnet, the, the influences of social media to become famous, but they don't have influence. They can't fill a room. You making your clients get up and do something swipe a card. That is influence. Yeah. But fame is neon, strapping his girlfriend to a polygraph and then tasking or whether or not she has sex with some other guy and then she, she goes, you lied and then they start screaming at each other. Fame is Adam 22 having his wife have sex with other men and then him getting into a box. That's fame. If Adam 22 tried to sell a product like a high ticket product to people, I don't know that they would buy it because I don't think he has the influence that some of these other people have. And it's not just the influence, but it's, it's, it's growing the audience that has money. Yes. Right. How many fitness influencers do you see out there that are, they can't even, they don't have an audience that can afford to spend $100 a month on their fitness. But they may have so many followers. Right. And so it's like, I don't, I don't want to broke audience. And so it's like, that's why I put out a lot of content on investing money, wealth, mindset because my audience has money. Yeah. Right. And so I, you know, I do a lot of podcasting because podcasting is typically going to be more intelligent audience, a higher net worth audience that if you have a backend product, they're going to be able to afford. And so a big, a big thing about it on the brand is you got to ask yourself, what is the ideal client and avatar of your ideal client look like? And then how do you reverse engineer the content in your podcast to actually get in front of people that can be a client of yours? Solve problems for rich people. That's right. I love that. Yeah. And then I had Ethan Kaiser on here recently. He had an app, went, went pretty viral and he was charging $7 a month or he was charging $10 lifetime access to this app. Okay. And he was getting so many complaints about the app and it was, then he switched it to $7 a month. And then he was going to be able to get a client to win away. Yeah. It's true. Man, I'm going to tell you this and it's going to sound so self-serving. The guy who buys my lowest tier product tries to haggle on price, wants to do a six pay. That guy, he is a nightmare for my coaches. He has not, he has so many built-in excuses and so much victimhood in his mind. It's crazy. The guy who just like cuts the sales call off halfway through and says, I just want to pick right now. They didn't pay it in full. I'll just do a full paid in full for my highest tier product. These guys get the best results. I know it sounds like I'm just making this up, but everyone I talk to in this space will tell you the same thing. When you pay, you pay attention. And the people who invest like resources, man, they crush it in my program so much. And I teach you how to create an amazing social circle without using money. That's the other part. These guys do so well. They're so attentive and they understand what's going on. But it is the, it is the hagglers. It's the worst clients that it's really hard to deal with. And that's why I tell people, I'm like, hey, like, I only work with the action takers. I only work with people that are all in. I don't, because I do a lot of the closing, I don't, I don't follow up. I'm busy. I got a lot going on, man. I'm a high level dude and like, I got a, I'm running a real business. And so it's like, dude, I don't do follow up. I tell them, hey, if you can't make a decision right now, I don't want you in this room. Yeah. Because this room is for action takers, right? And so if you're not all in, I don't want you in this room. And, and that's how we frame it. And I'll force people in decisions. And the takeaway for the audience is like, no matter what you're selling, you know, a low ticket offer, high ticket offer, to invest with us, it's 150K minimum, right? And so we gain, we gain utility and money from yeses. We gain time from nose. We don't gain anything from the, from the Mabies. And so all those people say, I need to think about it. I need to talk to my spouse. They're just delaying and they're wasting your time. And so it's like, hey, like, in a curiosity, Michael, like, what is it that you need to get some clarity on by talking to your spouse? What is it that you need to get some clarity on by, you know, talking to your marketing director because this offer is really like behind my brand. And I'm right here talking to you. You got me right now. Yeah. Why don't I just help you with whatever clarity you need? Yeah. Well, sometimes you'll see them getting ignorant or defensive or something like that because you actually called them on their bluff. Ben, that is one of the hardest things in the world is to call somebody on their, but you still don't want to break too many eggs, right? You still want to keep the lead. And it's really, but sometimes we'll have guys on there that just make excuses and I'm like, this burn this down. Let's just burn this. The we're on a call, burn that down, burn it to the ground. And I think that's why a lot of these biggest mistakes these closures make is they're too soft. They let these people off the call because everyone's going to say, oh, like, let me, let me think about it for 24 hours, but it sounds interesting. I think I want to do it. But let me just circle back on 24 hours and you talk to my spouse and then they let them off the hook. I'm like, no, you don't burn that call to the ground because the truth is when they get off that call, they're probably not going to bite it. It's so true that the close rate drops to like five percent after that. Okay. I say this, it's going to sound horrible. But when we talk about it in sales, it's not gonna be good.
It's not horrible. Ready? When a guy gets off the call, what's the likely? You had him on the call. You're talking about buying the program. You said he liked it. He needed a day of think about it. If he gets off the call, the close rate goes from what to what? Oh, it goes from 50% to less than five. To less than five. Yeah. This is why I'm going to get myself in a lot of trouble. Yeah. This is kind of why you need to not wait a long time to sleep with a girl that you're dating. I know, I'm going to get yelled at for this, but it's the truth. If I like a girl, agree with this for a different reason than you're going to say, but let's say yours. If I like a girl, if you, this is ready, here's controversial statement number two. The quickest way to make a girl your girlfriend is to have sex with her. Sorry if you guys have any issue with that, but the numbers are always going to back up when I'm saying here, okay? And if I like a girl, I'm going to want to have sex with her sooner. And every time the date ends and we go on to a different point, like the elasticity, there becomes too much space in between us. Like I'm going to tell you right now to lock a girl down. It is better to have sex with her sooner. Now, a lot of women are going to be like, no, I want to make guys wait. Yes. Okay. If you try to manipulate me for sex with sex, then I know we're not going to work together. I hear so many girls say, oh, like I got this, I got this 30 day rule. I got a, I got two month rule. I won't sleep with a guy until they date me for two, three months. And that's my rule because I've had so many guys have a one night stand with me and then I never hear from every girl's been burnt there. And I'm like, no, no, no, no, no, that's all my two longest lasting relationships were one night stand. Of course, right? Yes. And the quickest way, if you're a girl listening to this right now, the quickest way to determine if a guy is truly into you or not is go him because one of two things is going to happen. Either one, you're never going to hear from him again, which means that he wasn't into you to begin with or your sex sucks or number two, he's going to want to hang out with you the next day because the sex was good. You actually, you know, he enjoys the intimacy. There's real value there and he's going to want to take you out to breakfast the next morning. Yeah. And so if you are running if a guy really likes you or not, go come. Okay. So here's the thing for any ladies listening to this, if you truly have some sort of psychological reason that you don't want to have sex with a guy and you want to make him wait, then there's nothing wrong with making him wait. But if it's a thing where you watched some 22 year old tick tocker telling you that you need to manipulate men by making them wait. And that's how you get the ring. They're wrong and you're manipulating them. And if you're dealing with a man who has any sense of boundaries or any sense of status, he's going to see through what you're doing and he will wait to have sex with you one time and then get be done with you because you're trifling. That's ridiculous. I don't mind if a girl doesn't want to have sex with me because she doesn't want to have sex with me. But I don't want is a girl who doesn't want to have sex with me because there's some game that she's playing. So where she feels like she's getting the upper hand. Yes. When every shred of data shows that is not the case, several successful relationships. I say probably most successful relationships started the two people met and they had sex very very quickly. Yeah. One night stands. Yes. I mean, not even one night. So one night stand means one night stand. One night stand meaning the same night you guys hooked up the same night you met. Yeah. Yeah. And when there's momentum in a relationship and you know, go on a couple of dates and the momentum's happening, like you got to just let it play out. You got to you got to go with it. And and here's the other thing. The last thing I'm going to do in life is life is short. Yeah. Like I'm I'm 40. How do you? I'm 48. You don't look it. So I'm 40 average life expectancy for a male is 77. I always say the best way to measure time is not by yours, but it's by months months is the best way to measure time. And so 77 is average life is meant to see for a male here in the US. I'm 40. I have about 430 months left or before I hit that time. And so that's going to go by like this. And so why would you want to go date someone for two, three, four months spent all this time just to find out that the sex sucks because let's be honest. I mean, if it's not good in the bedroom, I'm not going to marry this person. I'm sure any female listening is they might not they might not admit that, but that's true. Because sometimes you have a connection in the bedroom. And it's great. And it makes your connection and your relationship that much better. But if you don't have that intimacy, you don't have the connection in the bedroom. It's like it's hard to get you can never go back. And here once I once I see that, it's like, Hey, like this girl's awkward in the bedroom. I can never unsee that. No, of course. And where I go to the gym with the girl and I see them workout, like they're just like really goofy and like they don't know how to like lift weights and they're very awkward. I can't unsee that. And I'm like, I can never get there again with the girl. Yeah, it's it's really what do you call that? What the Ick? You're the it's the male Ick. It's the male Ick. Again, because most men, so for most women, they have a lot of men chasing them. Even like moderately unattractive women still have a lot of guys chasing them. So the female experience, it's not always the same, but it's similar for men. There are two completely distinct different experiences. The experience of the guy who can go on dates seven nights a week and the guy who cannot get any dates. And there is no in between. I don't know if you've noticed this, but there's no in between. There's the guy who gets nothing. Yeah. And then there's the guy who just has every girl chasing after him and complaining that he's a narcissist because he doesn't want to settle down. There's just one or the other. And it's just it's one like what I'm saying is what you should see is a normal distribution. You should see this many guys who've slept with 20 women, this many with 30, this one at 40, this one at 50, 60, 70, 80, 90 and like very few at 100. Instead, what you see is zero, zero, zero, zero, zero, five, seven, 20, 150, five thousand. Like that's what it looks like. It's a hockey stick when it comes to men. When it comes to body count, and it has to do with experience. And here's the thing. Here's two more very controversial statements. The first one is women do not need to date to get better at dating. They do not went very attractive women can be good at dating by just having some discernment and having a couple of friends who don't want to sleep with them say, just look at their relationship openly. They don't have to the attraction is already there if you're physically attractive. Women do not have to go on multiple dates to get better at dating. Men do. Yeah. Men have to go on multiple dates to get better at dating. Period. Yeah. Because we're the pursuers in general, like in throughout history, 40% of men and 80% of women have reproduced. We are the ones who have to take chances. And the second thing I'm going to say it's also pretty controversial is for women sex is organic and for men sex is strategic. And if you don't understand that, when you have a girlfriend who's bisexual and you guys try to bring a woman home, you'll notice that she just wants to vibe with the other girl because to her that's how sex happens. She appears. She did her makeup, her boobs are pushed up and everyone wants to have sex with her. It's organic. But when you try to bring a woman home, she's like, I don't understand what happened. I was like, because you didn't make a move. She's like, I have to, she's like, I have to make a move. That's a guess because we're bringing it a woman home. Now you're on my side of the aisle. Now sex is strategic. People hate that idea. Sex is strategic. No, Michael, everything should be authentic. There's women out there who may disagree with me right now who don't realize that the first time they had sex with their boyfriend or husband, he went and ordered the flowers ahead of time. He knew the valet's name. He already knew what was on the menu at the restaurant. Or maybe he took you to the escape room, but he already figured out the escape room the day before. It was all planned out because for him, he knows that he could go the rest of his life and never get laid because sex for men is strategic. Sex for women is organic. And so that's the thing that will happen and it's very confusing for a lot of guys. A girl could be 22 and high. Yes. And she's invited on the yacht. Yes. A guy has to go build his thing, fall down, get knocked down, build his thing, go through all the reps, the at bats, go through all the stuff and get knocked down and build back up and get back up and then eventually maybe at 48, maybe at 49, maybe at 50, he can buy the yacht. Yeah. Likely likely has to buy the yacht to be on the yacht. And that's the biggest difference. Yeah. And what he, his physical attractiveness, unless it's really bad, isn't going to matter that much if he has the yacht. But her physical attractiveness will and her physical attractiveness will not be outweighed by her medical degree. It will not be outweighed by the two masters degree she has. It will not be outweighed by the business that she owns. It won't. And then she'll be very confused because she was sold as bill goods that when she was younger and could have locked a man down that she didn't need to. Because of the patriarchal control that men are supposed to have on her. And now she's 35 with two masters degree and started her own business and she's waiting for her man and nobody wants to date her. That's she's on dating apps getting rejected by every dude on there or she's going out with guys who just want to smash and then she's very confused about the way the world works. And then she sees a guy like me who's 48 who's dating a woman in her 20s and she starts wagging her finger at me and calling me hateful names and that saying, why don't you do age appropriate? And I'm like, what? Hold on. The girl I'm dating, if I'm dating, you remember, you met my ex. When I met her, when I first met her, we started dating. She was 20 and I was 46 and 44. And when we first started dating, I remember people being angry. And I remember thinking to myself like when I was 21, if I had met her, I would have married her immediately. But a girl like her at 21 would have had nothing to do with me. Now I'm 46 or I'm 44 and she wants to go out with me, but you're telling me I shouldn't go out with her. Why? Because she didn't want me the 22 year olds I met when I was at UT Austin wanted nothing to do with me. So it was okay for them to stay single and do what they wanted when they were 22. But now that I'm 44, I need to settle down. Is that correct? And I need to date women, I want you. Is that really what I should be doing? Is that seem like a little bit of a double standard, like a little bit of a trap when a younger woman wants to date an older man in general, they do three years older in general, but sometimes it's more. Three. More than that. No, for real. So in every society, this is an evolutionary psychology study, in every society, as men increase in socio-economic status, the difference in age between them and their white increases as well. This is in every. My girlfriend's 24 on 40. Yeah, exactly. In every case, you'll find this as men cry climb in socio-economic status, they climb in their cast level, the difference in age between them and their wife increases. When women desire a man who is older, it is a healthy preference. When men desire a woman who is younger, he is a creep and he's grooming her. Huh? What? That's the issue, right? And that is this double standard that happens and just calling that out is the problem, right? Calling out that double standard.
It is a problem. You want to know something else that'll get you in trouble. Try this when you're on your show You have a girl in there. Yeah, say hey, do you think it's sexy if a man is loyal? You had 10 girls in here and say hey, do you guys think it's sexy if a man is loyal? What do you think they're all gonna say? They're all gonna say yes all of them gonna say yes, and then I'm gonna say okay If it's sexy if a man's loyal have you guys ever seen a woman day to guy who wasn't loyal and it's gonna get real quiet Mm-hmm, and they're gonna look at you like who hurt you bro Why were you saying that because you made the quiet part loud and you called out the bull I don't one of the Which is gonna get me in a lot of trouble the way that I made my course flawless I got my the way I made my course bulletproof as I stopped listening to people I just stopped I stopped listening to men and I mainly stopped listening to women I started paying attention to who they actually dated and paid zero attention to what they reported and that made my course Bulletin so so you're saying that girls Every girls dated a guy that wasn't loyal right because being loyal is not attractive Yeah, loyal makes you is comfortable being loyal is is good if you so what is it when she sees the hot bartender at the at the bar That she wants to sleep with him being loyal doesn't make him attractive But if that same bartender then gets her pregnant being loyal does feel really good because it's a comfort quality She's confusing comfort with attraction. That's that's what's going on there And they they don't know the difference so I just like one of the things I really did like I don't listen to poker players About how what a good strategy it is to play poker because every poker player I know lies about how much money they make and I don't listen Women explain to me how why they're attracted to a certain man because every time I do they say things like I like men who read or kind Buy me flowers and You know whatever like it or or loyal and I'm like, but I will look at who you date and you never date guys like this My favorite are the ones who date sapio sexuals and you meet the guys they date and they're idiots And I'm like, what are you why are you lying to me like what is the point of this? Yeah, right? I feel yeah What do you think about this because you know, I think about All the woman in America and this is not every single woman but a lot of them are Very very challenging to date. Yeah when I go travel around the world all these different countries Budapest Ukraine Australia Medigene Medigene Columbia for example if you go to Medigene Columbia and walk down the streets You will see nines and tents working at a coffee shop. Yeah, flip and burgers Making tacos doing janitor work on the side of the road very happy very grateful smile on their face Probably don't have much don't own a car live at home with the parents just humble and grateful and happy to be alive And easy to date as a function of it now on the flip side here in the states You will see girls on a scale one attend on the bottom half of that scale challenging to date Pretentious hard to approach always talking about problems pessimistic and for whatever reason guys think it's just normal at dating these girls here in the States I'm like no, no, no, you missed a beast. This is not normal. I'm talking about like the guy who's a male stripper who ends up getting the girls a virgin It happens all the time or the girl that everybody wants like Megan Fox who ends up with machine gun Yeah, like the guys who are good with women the sociosexuality thing And so what they do is they talk about this thing called a sortative mating And a sort of mating is the girl who's a four ends up with a guy who's a four the girl who's a five who ends up with a guy who's a five And you and I know that's not true women who are fours think that they can date men who are tense And the reason social media that's what it's just that's what they stay single every day And every have a family that's exactly right. So then yeah, what happens is then there's another study that says that women Feel like they're settling more than men feel like settling. It's like no, you're not settling You are a four you thought you could date a nine The nine didn't want you nobody wanted you then you started dating a four who is who you were gonna date anyway And then you tell the survey that you were settling you weren't settling That's who that's who you're gonna end up with and there's like oh do you see the four ends up with the four That's a sort of mating. Yeah, she ends up with the guy who's a four after she had a ton of fun in her 20s And then when she turned 30 then she's like okay now. I'm trying to get with God I got to get right and I'm gonna settle down with this one guy and I feel so terrible for these men because these men are then the victims of 56% divorce rate 80% of divorces initiated by women And I'm not saying that those girls that are settling the fours that are that are settling with the four Yeah, once they they're in their their 30s Don't have genuine those are ones that are quick to go cheat when a six or seven comes through Like because they don't have genuine desire now by the way, let me say this real quick before I get in a lot of trouble here It's also the guys fault the men do not have boundaries because they're not taught to have boundaries If I if you and I do but those guys don't have options Well, they don't have on they don't have an option in part because they don't have boundaries Yeah, the four that that dates the girl that's settling to date the four I'm married the four and have kids they don't have options Yeah, he never could get the 80 the nine through his 20s and now that he now that he's 40 and or now that he's 30 and she's 30 now She's willing to settle for these guys already died at 25. Yeah, most men are buried at 75, but they died at 25 Yeah, no, no, it's true, but the thing is what I'm saying is the the reason they are the way they are Meaning undesirable is because they're easy to walk over you understand 99% of men can be manipulated by a woman's physical attractiveness I don't have I have a few skills sets that I'm good at There's one I'm a lead at and that is if a woman is very attractive. I it has no No fact on me none because I have managed strip clubs and I've hosted the biggest bikini competitions in the world and when women meet me And they could quickly tell that they cannot manipulate me. I always see this glimmer and there are like oh, Minipulate because for me like we just talked about I don't even start to go 22 and ha she's invited on the yacht No, if she's 22, I don't call that a minute, but right, but you also have guys that you invite on the yacht too, right? Like you also I don't know the guy. He's not a man. No, no, no, I'm saying you can have good guy friends that go on the yacht like you're invited For sure right, but also the thing is she doesn't get special treatment. It's not just her on the yacht You invite multiple women. Do you understand what I'm saying totally and then the thing is when I'm on the if I'm on the yacht with the girls I don't hit on them. I don't but what she is going to see is hey, by the way, I'm the guy who has the yacht with 12 other girls on us so Your chances are you know, you got to make this happen pretty quick on it or else this isn't going to work out for you And um, and that's the that's the king. That's the thing and like that's how again think about it in comparison the more The more men become desperate and artificial intelligence is part of this pornography is part of this social media is part of this dating apps are part of this and only fans is part of this a greater and greater number of men who are becoming irrelevant and ignored by women in general the in comparison to how far they're falling behind You look so much better than they do that you don't even have to put in half as much effort and you will get twice as many women Now are they good women or these women still entitled yes, they're still entitled but what I've also seen is if you maintain your boundaries Entitled women will quickly become unentitled If you maintain your balance if she feels genuine desire for you this all of a sudden I have all these clients who said I'm looking for a relationship-minded women and I'm like Yo, they would all be relationship-minded. Yeah, she was attracted. I also feel like that girl that we just described that's pretentious challenging the day and Difficult You put her with the right guy that she respects all of a sudden she becomes submissive and easy to date Okay, so you're that's my point exactly It's like these men these men who are in terrible wrong to do these men who are invisible this bottom third of men could change that if they actually had boundaries Yeah, right and so that's you gotta level up you get you gotta you gotta work on yourself You gotta grow you gotta improve happiness sense from growth and progress you gotta get in the right rooms They got to be a part of your program in it crazy, you know, and that's the other thing I had to build your personal brand - one person I loved to quote a scot gal away because he's he's a very stark liberal He's very very politically liberal But he says a lot of things that are I'm not saying he's copying me But he's he's coming to conclusions that me and rollo and some other guys in the space came to seven or eight years ago When he talks about dating and all that kind of stuff. I am curious from your standpoint But anyway, I like to talk about some of the stuff. He says because he'll agree with some of these concepts about like Men falling behind or women having like Irrational standards or stuff like that I am curious though that kind of transitioning over to the politics stuff I noticed that you don't really talk about a ton of politics on your show or religion is it bad for business Is there a reason why you because I've seen some people do it also and they crush yeah, and then I generally I stay out of it Unless it's like a it's like a very very blatant thing for me like for instance I think cell phone should be illegal for kids in junior high. That's something I'm willing That's a hole in wall. Will I'm that's a hill? I'm willing to die on and we should have voter ID as a federal mandate in the United States These are hills I'm willing to out other than that. I don't really care. I'm curious. What do you you stay away from politics? Is there a reason for it? So I mean if you look at my content, you know, obviously the real estate investor You know, I'm in I'm pro, you know open market. I'm not a big fan of bureaucracy
in Red Tape, which we actually have in California, ironically. But, you know, it's very clear that I'm Republican. Yeah. I'm a big fan of, like I said, open markets and that sort of thing. I don't believe that you should tax or punish people who work and improve to give free money to those who don't work and improve. Yes. It's as simple as that. Now, regardless of your political views and your religion, like, "Hey, I respect all people. I think like I just believe in being a good human being, putting out value and I believe that you attract the people that should, you know, that will ultimately want to be a part of your circle." The reason I don't talk politics and I don't talk religion, that's the number one rule of business. Like, you know, you talk politics, you talk religion, you're not going to please everybody. And when I talk about that kind of stuff, I lose followers. I'm so stupid. Yeah. Great. And I've done some posts like during elections, you know, talking about, "Hey, like Trump and like this and that. Every time I talk about it, I will lose followers." Which I'm not afraid of, but it's like, dude, I'm a grown. It's not good for business. We're growing. We're growing our audience. And we grow every single day. And so we put out a lot of content that is going to allow us to grow. And so, you know, for me, it's an avenue that I decided not to go down. I'm actually shocked by how many entrepreneurs and real estate investors that, you know, are built in their brands that actually talk a lot of religion. I'm shocked by it. Yeah. No, but you're never going to please everyone. Right. They've got this following. Generally is like conservative guys. Yeah. And they talk about their family and Christianity and all this kind of stuff and they're in their product. And I think it does resonate with a certain group of people. Right. But you're right. It doesn't resonate with everyone. I remember Patrick Depp, that David said this about Sneco one time. And I thought it was really interesting. Sneco got himself banned. I forgot what he said. It was before this whole thing that he did at Vendome recently. And P.B.D. said something that really resonated with me. And that is, he's like, I can't say these things because look at all these people. If you ever been to value payment in Fort Lauderdale, there's so many people that work for Patrick Red Day. So many hundreds of people that work in that building. He's like, they all lose their job if I lose my monetization. It's not just me. They can't feed their family if I lose my monetization. And I feel the same way. It's like my client, like some of my coaches are radical in their beliefs. I'm not going to say what they are, but you can imagine. Like in core, super radical. Like Michael, you need to say more crazy shit like this. And we'll get more clients. And I'm like, yo, if I lose my YouTube, or if I lose my Instagram, you lose your job. Yep. Do you understand? So my responsibility to you and my responsibility to not do things that are bad for business extends further more than my, it's sent to me. Yeah, that is such a good way to frame me. And that's exactly why I don't do it. It's like we make money by growing the brand, growing the online stuff. I have all these people on my team. I got a lot riding on this. And so why do I want to put out stuff that's going to like jeopardize our views and diminish our brand and our ability to market and talk about what we're doing? And by the way, I've had conversations with Bullsarian about this. I'll tell you guys, he's a good friend of mine. The Dan says some things that I know that if I had said those things, and I'm not saying I agree with Dan, but I'm saying if I did agree with Dan, if I said those things, I would lose everything. I would lose payment processors. I would lose clients. I would lose all kinds of stuff. And Dan would probably agree. I think we've had this conversation before. We probably agree. It's probably not my place because I don't have FU money to say things like that. And most people don't have that level of freedom to do so, especially when you have all these people who work for you, who you consider to be your family. Yeah. I think that makes it very difficult. 100%. How much money do you think Android Tate lost by like being, you know, shut down from a lot of the man? Plotforms. I had read somewhere that, and by the way, I'm going to have Andrew said he's coming on next week. So we'll see. Let's go. Let's go. But he's pretty busy. I'm not holding him to. And so I don't know exactly how much he lost. What I do know is that in a different space, like on Twitter, he's become even more relevant and he's become more of a folk hero now because he survived, survived cancellation. Yeah. And so the other thing I've noticed is like, like, Clavicular, I don't know if you saw this video. He runs over someone in his cyber truck. This stalker is coming. He runs over a cyber truck and there's all these videos coming out like, Clavicular is canceled. And I was like, he's not canceled. No one gets canceled anymore. In fact, the more you do to get canceled when you survive cancellation, you're like Teflon now. Nothing bad. We live in the craziest world where it's now because of that, people are now encouraged to do crazier and crazier stuff like seeing HH in a club in freaking Miami that's owned by Jewish people, literally saying that. And then being like, oh, playing the victim when they get banned. No, bro, you were going to get banned. I don't agree with what you're saying, but even if I did, I know you're going to get banned. Like that's crazy. You all know what sells today. It's no secret. It's counter-position. Yes. You've got to be contrained to the marketplace and you've got to figure out what is the counter-position for your arena, your niche and everything that you're doing. Yo, what's up? But anyways, yeah, counter-positioning, getting views online, building the brand, becoming a better version of stuff, learning how to communicate with others, dudes, girls, females, selling sales is number one skill. You can learn as an entrepreneur, but the last thing I'm going to say is this as we kind of close up the show. It is free to promote yourself. It is free to promote yourself and market yourself all around the world right now. We have AI. We have technology. We have all this stuff at our disposal. And so if you feel stuck right now and you don't feel like you're going, I was in your shoes. Literally 6.5 years ago working full time as an air traffic controller living paycheck to paycheck. Both of those things are true. There's never been an easier time to become useless and fall behind. And there's never been an easier time to make, to print money with an info product or finding some way to solve problems. That's right. Both things can be true at the same time. And as we see the conglomeration of wealth and just the top 60 people in the world have as much wealth as the bottom 50%. We're seeing this consolidation of wealth. As we start seeing this, the middle class is going to shrink and shrink until we get to a point where there's like basic living income or whatever. It's called universal basic income. And then we're going to start seeing artificial intelligence. They're going to start 3D printing houses. And we're just going to have this massive useless class. That's what's going on. Yeah, but one more thing with the wealth. This is important. The greatest transfer of wealth in American history is going down right now. 40 million-retime baby boomers in the next seven years. Currently, the boomers own 51% of all wealth in America and the millennials own 9%. Think about that. 51% has got to switch over. This is all shifting over the next seven years. They're all selling their businesses. Their kids don't want the businesses. All the real estate. It's all changing hands over the next seven years. Who's going to take advantage of those? They're all that money, all that wealth being transferred. It's people that are prepared. People that are educated. People that are in the right rooms. They're going to be the ones that win. And the ones that win and capture a lot of that upside. Guess what? There's going to be a lot of indirect values that come out of it as well. Incredible. What is last question? What is an uncomfortable truth you believe in? Mmm. Mmm. That's a good question. An uncomfortable truth that I believe in. I believe that. I didn't realize this until I was in my late 30s. But happiness stems from growth and progress. And so the more we grow, the more we progress in life, the happier we are. If you were to told me six and a half years ago before I got into this game of entrepreneurship, that there would be so many f**king ups and downs. And then the seasons where it gets heavy, it gets overwhelming. Everyone's getting paid before you. Those lonely nights where you're like, hey, I don't know where the money's going to come from. I would have never f**ked the risk. But it was that unprocieved optimism that got me into the game. And even with all the ups and downs that this game presents itself, it's the happiness, it's the progress and the growth that really leads to true happiness for me. Awesome, man.
