And over the course of this journey, we're going to be interviewing eight figure agency owners and going through the systems that I've seen work and we've been implemented into our clients' businesses that have helped our clients add a half a billion dollars in annual recurring revenue over the last handful of years. I myself have already hit the eight figures in annual recurring revenue and when I got there I wasn't happy. I was stressed. I was disassified and I didn't like the people I was working with. So I clicked the restart button and went from 12 million in annual portfolio revenue back down to the mid-sem figure level to a climb back again. And on this journey I'm going to be documenting my process on how I'm getting back to your figures and bringing you expert industry leaders who will tell you everything they did to get there as well. And in this video we're breaking down everything you need to know on how to use AI to build a modern AI sales funnel from inbound to outbound everything in between. And for this breakdown I brought on the goat Tim Keene, the founder of modern agency sales. And Tim's someone I know for a long time, he's been a client of ours. He successfully sold his agency. He went on a hiatus and he is back with some fricking sauce. So Tim, for everyone that doesn't know you before we dive into this master class on how to build an AI-driven funnel post clay as we said before we click record, who's Tim Keene and what do we go and learn on this episode? Yeah, so I ran an agency, I built and sold. It was like just a couple million e-commerce agency, DDC e-commerce with some big clients. I did like big, a lot of big deals. I think a lot of people were doing small deals. I was working with 7, 8, 9 figure e-commerce brands running performance marketing. I did not like running an agency, so this is why I sold it. We can talk about that. After I sold it, I started working with agency owners to help them do what I know how to do, which is get leads on LinkedIn, high quality, high value deals on LinkedIn. Everything was great. What I was teaching them to do was like how to write really well, how to get clients coming to you. But man, every single thing has changed in the last couple years. LinkedIn's changed, AI's changed everything, so I've had to really grind and stand in front of the curve. I was pretty early to lead magnets on LinkedIn. A year ago, today, I opted in 1500 people in one day from a lead magnet. A year ago, today. Yeah. I did that right now, but you still, I'm still doing crazy numbers on LinkedIn and what I've just done is I just sat at my computer for a month with five cloud code windows open. At all times, like automating the whole backend and building software on the whole backend. I'll show you not only what the software is, but how I built the software. Amazing. Let's rip it. Let's open it up. Yeah, let's rip it. Okay, let me share my screen and I'll show you a few things. Let me just show you what I think it's very important if you start analyzing a funnel to look at what the front end of it is, to look at what the customer experience of it is. What I wanted to do is I guess, for context, I've been making quizzes, personalized things, custom audits, special, like I will do a special thing for your business for a long time now and it always works. It works because you give someone something personal and you also deliver value and you also demonstrate your expertise. So my most, my last one was a quiz. It was like a long quiz I built on Tally, which is like, you answer a bunch of questions and it tells you how good you are at sales. Obviously, in the AI age, no one is going to wait for that and it just seems boring now. So I really rebuilt this funnel. So this whole funnel is built on the first soul. It's all code code coded. The whole thing, I built this whole thing. I didn't hire an agency. I didn't pay anyone. Anybody need to do this. So what you do is you go to my website, you enter your email address and you go through this extremely beautiful flow. You give me your phone number. Obviously. Add us that out, please. You answer some questions. I get a sense of how optimized you are. This is again, this is not a SaaS and this is not a third party SaaS. This is just a very beautiful layout. You get information. You get notified that you're getting a blueprint being generated. You get a VSL from me and you get an opportunity to book a call right here. So this is, you know, booking a call, place number one. Then what happens on the back end of that? I have run this back end in a million different ways. I built this initially in air table. I have like $5,000 in free air table credits. So I built it all in air table AI, like scraping and enriching everything. We hit the AI, the air table AI rate limits within about a day. So I had to move out of there. I put the whole thing in an end. We hit the end rate limits in about a day. So then I rebuilt this whole thing in something called trigger.dev on the back end. Trigger.dev is sec. It's like a cloud server for running, kind of third parties complicated software. You can run long running AI workflows in there. I want to say. So what happens is as soon as someone goes into this funnel, we go out and we enrich, we scrape their LinkedIn profile, we scrape their last five posts, we scrape everything we can find on the internet about their business. And we run a series of prompts. Jordan's going to steal us now. We run a series of prompts on the information that we can extract to identify, okay, who is this person, what is their company do, what results do they have, what do they know, what is no information do they have, how do they communicate, what is their speaking style. And then we take all this and we build them a very, very flashy lead magnet document. Now I want to say that this is overkill for pretty much everyone. Like you don't need to do this. I actually don't think it's overkill. I actually think this is not at all. So no, I actually think this is required. Really? Well, this is required. You should do this. Jordan says it's required. It's required. It's required. Buy Tim's thing. Buy my thing. You have to do it. No, the reason I think it is is because when you build this, when you put this much effort into a solution, what happens psychologically in my opinion, because I haven't tested this, like I saw this and I was like, we need to build this for our agency clients. But like if they put that much effort in to give me this for free, what would they do if I paid them, right? I think in books calls at a way higher rate and I'm a huge fan of it. I mean, what it does, I'll tell you what it does, is it does this thing where they're like, who are you? Like if you send this to them, they're like, what is going on here? And exactly they're like something crazy is happening behind the scenes. And you're not the first person who's tried to have me make one of these for them immediately. So Docboy, Lymo. So this is the object that is delivered. And so this is an example of one that just got recently booked. It pulls all of their LinkedIn data. So it's really easy to scrape LinkedIn. You can just grab the profile picture, their name, their profile. And we develop an authority score. So this authority score is based on a number of factors. So then it's another VSL. I walk you through a profile, walk you through Kyle's profile, selling factors. And I show you how the scores break down on a variety of different dimensions. Three things that are good, three things that are not good. If you take anything away from this. So what I did, the reason why I built this document in this way is because when I was running an agency, I got really tired of building sales decks. And I was like, I bet I can say I've built a sales deck that will close in 20 minutes. Three things that are good about your business, three things that are bad about your business. First of all, you get the company's goals. So your goals are this, this and this. Okay, he has three things that are working, three things that are not working. If you can put all of that together in the front of a slide deck, you've basically sold them already because you've demonstrated that you're listening, you've demonstrated your pay attention, you have demonstrated like that you're aligned with them. And then you're helping, you know, buttress the fact that you can tell them negative things with positive things. And you then are going to tell them some things that they can improve. I'm just using exactly the same tactics that I've been doing in sales for a really long time. Three things that are working. Three things that are not working. And then a kind of bottom line here. And then we go into a transformation. So this is their same headline, but it's really nice to mock up the profile. And again, I think there's another element of like, wow, how are you doing this? We mock up the profile of ridden them new headlines. They can have different headlines, written copy in their voice and we're using their specific unique valuable insights. The reason why I built this in particular was that a lot of people come to me. I actually don't like doing this work, the like rewriting of the bio. I find it quite boring. I'm way more interested in like overall system building, but everyone comes to me needing this. So it's like, if I can just automate this during the sales process, then no one's going to ask me about this again. Thank God. And so I use, I have this super long crop. I've been building for years. Like the prompts really are where the magic is here. I've been building optimizing these prompts and iterating them for years now. And so it does output really good, really good stuff for sure. And especially on LinkedIn, you can kind of get away with AI generated stuff because they're always doing it. So then you have your current bio and your comparison bio. And then we write three lead magnets for you. So we come up with ideas for lead magnets that could work in the feed. And then we create the, you know, here's a description of what you should make. And then here's a sample promotional post for them. So I've already written stuff. So I'm like, again, a lot of people come to me stuck in an analysis paralysis. They're like, Oh, what do I do? I'm like, okay, here you go. Just go do this. So I've given them. This was the most annoying technical thing. I didn't realize how annoying this would be. 60 days of content. And so what I've
done is I've used 60 templates that are top-of-forming proven templates and I matched the template with their knowledge-based and style guide and put that through its own little GPT run. So it outputs content, high-quality content based on proven templates and action items. So like things that need to be done to make this into a real post. Obviously I don't have any every piece of information about you. The reason why this is annoying is did not think about this at all. As soon as you put like the number 60 in something that you're doing with this kind of auto generation, you're literally like multiplying the amount of rows in a database by 60 immediately. And so 50,000 rows is an air table max. 10,000 rows is a web flow back and CMS maximum. So I blew through the web flow CMS in like literally a day and we were like coming up against the air table limits so so quickly. So I was like, oh we have to put this in a scalable solution. So this is all in super the super base back end now. Super base is really nice to place really nicely with with Cloud Code. So you get 60 posts and then it turns into like a sales document. Obviously testimonials from people, blah blah blah. And then it rolls into a callbook in like so the goal here with this document is to get people to be like, man that was amazing. Tell me more about it. And it's not even really selling the call at heart. An optimization about the makers to try to add another piece of value that you then get on the call and I'll show you what I've actually done in terms of that in order to push the call a little bit more. So that's the front end of the funnel. That's what it looks like. On the call I'll show you this is because I think it's really cool. So I've built a custom LMS. So I really don't like a lot of this building comes from me being really frustrated with like every SaaS product. Like I just find them generally not as good as they should be. And school is an example of this. School is in my opinion like a MVP. But it's so I just built a new version. So you get this custom LMS here if you join my program. But we also built this like neat little integration with the blueprint. So on the call we can get you on the call. We can like load you into the LMS so we can say like, hey, okay. So you get all this content in here and look here's the posts. We built this little AI thing so it can like it takes all action items and you can like very quickly easily respond to them. Takes the combines the action items with the original posts and like streams you the completed output. And then I built a little housing, a little container for all my other custom AI tools for everything branded nicely. Yeah, it looks really cool. And these AI tools like some of them are rappers, some of them are GBT's, but some of them like go to the internet or some of them like set up, cold email accounts for you or some of them like, so I've basically built my own little playground here that I can put people in and they can drop them in. If they get one asset from me, they can get access to one thing. If they get another asset, they can get another thing. And like slowly they build into my universe over time here. My goal was to build like a kind of product led growth version of coaching, I guess. So that's like the product, like what you get. I think what's more interesting maybe is to talk about distribution mechanisms because that's where it gets really cool. So distribution mechanism number one is, let's talk about cold email because it's crushing. Koleem has awesome look. Check out my numbers. This is like just this week I just saw 1800 sends, almost 3% reply rate, 70% positive reply rate. So 40 opt in, 40 opt in this week so far to Tuesday. Well quick, why plus five like why use oh yeah, okay, let me let me hear you. Okay, so I was in Heyreach. I was a Heyreach partner. One thing that I do a lot is like people hire me. I can evaluate technology really quickly and like I will like get to the bottom of it and I'm always trying new tools. And so whenever I try a tool, I'm always like, ferriting out like who else is in the space, what else is going on? Like should I like it or not like it? And I hooked up with this cold email infrastructure provider, this guy who does SMTP mailboxes but is very legitimate like good good business. I like his business. And I was talking to him about it. He provisioned me a bunch of mailboxes. I was telling him I'm in Heyreach and he's like dog you get out of there. Like it's a nightmare. Like he's like I moved a bunch of clients out of there because of the deliverability thing. And I didn't mind Heyreach at all. I don't have an issue with it. Like I've always found it to be good, you know, those two the big two. Everyone always talks about them. But I switched over and it's sick. So here's the deal. I spoke to a number of people about this in the cold email space. And Eric Noelowski says this is not a big deal. This is my caveat. Eric Noelowski says this is not a big deal. So he is way better than me a cold email. So this is probably not actually a big deal. So trust him not me. But what the cold email people told me was that because instantly and Heyreach are so big, everyone has an account right? Like every fucking random Joe Shmo cold emailer and so many people have garbage domains that are attached. So domains and email mailboxes that don't have their decim setup. Don't have all the validations and verifications. Just like random people without or like they don't have SPFs, they don't have decims. They're not properly set up mailboxes. And there's a lot of people who are blowing past the limits. You know, people who are not quoting quite respectful cold emails. In order to get cold email performance, what they do is there's a warm up pool, right? So you send all of the emails that are attached to all these platforms, send emails back and forth to each other. So everyone on Heyreach is sending fake emails back and forth. Everyone is instantly sending fake emails back and forth. Because there's all of these low quality accounts on the platform. Overall quality of the warm up pool is lower. And so both instantly and Heyreach could have built tools that would kick people out of the warm up pool if their domains didn't meet certain standards of quality. But they haven't done that. They're both focused on new features. They're both really, really fast growing products. You know, they don't, it's not as important to them. So this is created a situation where some of the best cold emails have left the platforms. A lot of people who are really, really legit use this tool called email bison. I talked to the guy from email bison. This is a cool company. They're really smart. He would not let me in. And the reason he would not let me in is because I own my students or like I provision counts for my students and I coach them within my workspace, but I don't control their sense. Every single person who uses email bison has to be an agency that is actively managing for their clients because that particular and that precious about their deliverability and their warm up pool that they just won't let you in unless you're actively managing high quality campaigns. But they sent me to plus five. And I love it. It's awesome. It's such a great tool. It's talk of the founder. It's like a really nice. There's like, I think 15, 20 people on the team, seven figure, sars, all they do is called email and they try to be like the best of deliverability. So they've really, really, really honed the deliverability side. They'll kick you out of the warm up pool really, really quickly. If your email accounts, they like to have a lot of aggressive checks on email deliverability. And if you're not good enough, they kick you out of the walk. Check Bezos didn't build Amazon by being the smartest guy in the room. He built it by building systems. In his own words, good intentions don't work. Mechanisms do. And that's the whole game. Most ancient humans are stuck at some figures because they're running their business on poor and effective or non-existent systems. There's no repeatable way to analyze data, to root cause constraints, to build the correct strategic plans, to source higher onboard train, retain, develop, manage talent and clients. Everything is dependent on the founder showing up every single day and willing their business to success. email still works because we used to call the email we stopped obviously we know it works it's just it's a pretty hard lift for the leads we get and we get inbound so what are you doing differently on cold that's working I'm sending lead maggots I'm sending lead maggots how do you send lead maggots tell us more what do you do when you send a lead I know if you would have like summarized my my whole business in a nutshell I think that agency owners should make high value assets I don't care if they fancy personalized high value assets like yes you can do this this is a super flex but they could just be other high value assets things that your ideal clients really want and then you should send them to them crazy idea send them to them send them to them on LinkedIn D&S send them to them on Coal email send them to them via posting them in the feed send them to them by boosting them on LinkedIn ads and like having people comment on them on the LinkedIn ads themselves everything starts from this creation of high value assets and I think that a lot of agency owners I mean once you get to an eighth agency like you know you have something to value right but a lot of agency owners just they send emails to people like you know bro we want a chat I'm like why why like demonstrate to me that you have something to value for me so speaking of making lead magnets I did build a sass around this so this is basically to summarize part of my bootcamp was to help people make lead magnets now it's a huge lift it's really annoying to make these high value legitimately high value assets all the time we're doing it right now and we have good engineers and you know you can't just spin it up you could vibe code it but you know it's you can't just spin this shit up takes time so what you do with me is you give business context so so I built this like an opinionator workflow where you can create the lead magnet content the lead magnet asset itself thing number one thing number two is the funnel around that so actually don't want you when you deliver this lead magnet to people I typically want you to deliver it through a funnel and then thing number three is like the page and the presentation of the lead magnet so you know some people drop them in notion some people drop them in whatever so here you just like grab your business context so let me see I'll just grab my offer dock and I did not prepare for this call in any way just so you know this is all rip in it I'm just grabbing my offer this is my old offer dock before I made a website and who knows if this will work there will loads I upgraded this whole back end before so this might just tank but what it does do what it's meant to do at least is it will identify credibility markets in your business the pains you're experiencing the results that you've experienced and some success it will save this forever so you never have to like tell about your business again and then what it's going to do is it's going to generate 10 different ideas for lead magnets based on your specific business context now let's see if this works this is a tree at our dev we just so what we're doing here is we're actually parallelizing so instead of doing one big API call to an AI we're running five different calls in parallel each creating two different concepts so it should be faster but it is a pretty heavy lift and I'm very opus 4.5 pill which is great but it's slow so what does that mean for so the person listening doesn't know it opus 4.5 was that mean it's very good it's the really the only AI that I actually enjoy using it's very good at doing AI stuff gives you like really use like useful output let's put it that way like it it's better at coding I don't generally I would love AI writing in general but it seems to be better at it's it's significantly better but it's incredibly expensive I would say it's like the foundation if you just clad code you're almost suddenly using opus 4.5 in some way here we go so now you have a number of lead magnets to choose from so it gives you 10 it does save these because obviously we just did a ton of work so it's going to save these for you let's do this one man what it does is it will we'll find out now it asks you a bunch of questions about the thing that you chose so my biggest beef my biggest pet peeve is when people make lead magnets and their trash well like people like I got a bajillion leads doing this thing and then you opt into their resource and it's like it demonstrates that they know nothing and they've never done anything before I literally immediately disconnect from those people and we'll never buy from them so you want to make your assets really really high value so it takes you through like a guided interview process where it's going to make you give it useful you know genuinely useful valuable inside otherwise it can't really create useful content for you and this was quite fun for me all of this is just a process that I used to run within a like a chat just like a call it's building valley based on consultative information compared to like what you're leading man does on LinkedIn you're leading man you're linked in strips on this LinkedIn this one's actually more qualitative qualitative so it's referencing based on some knowledge based on how to do something and I guess what I mean here is this is designed for you the agency owner to help you make a lead man what I'm saying is like if you Jordan were going to make a lead magnet I think that you should make a lead magnet that's based on like real experience that you have but the the thought of like okay well I have to sit down I have to think of the experience I have to do all this stuff it's like quite annoying and tedious it can be really time consuming and I had students you know I never really think about this because I've done them so many times but I had students in my last round who were like I spent 25 hours on my lead magnet you know like I spent a long time making these really magnets so here you go you've got some sort of lead magnet it is obviously not going to be very good because I didn't give it any specific valuable information remember I just wrote in random stuff if you were to instead drop in call transcripts or actually use whisper flow and like speak to it and give it really useful stuff this would be really useful but it's not because I didn't but that's okay so now let's approve it let's you could just copy this and drop it in ocean or you could approve it and you could just generate the LinkedIn post that goes with it and it's now generating the actual LinkedIn post that will go with this the most interesting and exciting part is actually not even this it's the funnel that I want to show you so let's see what LinkedIn post it comes up with so I guess while this happens my opinion and this is like true source everyone's doing is on LinkedIn if you go and LinkedIn like you'll see a bajillion of these right this just endless now let's see if I can get my feed close to 10 minutes okay keep me my feed you'll see a lot of these resources resources is a bajillion of these right there's so many of them many many people don't opt in the people who request these things if there's 400 people here a lot of people don't opt them in my strong opinion is that you should opt these people in order to opt them in you need a funnel right so here's can you say sin where am I opting them into my opting I meant so someone's gonna comment yeah your email list so what tool are you using for the email I'm gonna use my I'm gonna do it right here baby so we're not gonna do it with that and this is your tool to extrapolate or this is this is my tool you built an email extrapolation I built a lot of stuff so just say we've got assets here so just say we have a this is the one I was about to post I posted this the other day I built like a Claude code training and it did really well so what I tried to do with it by the way was like build a Claude code training that wasn't just like here 600 skills so you can just like bash your way to success like we really need to know version control you do understand the command line like we're kind of principal based stuff and so this is my funnel this is an opt in page there is then instead of delivering the asset right away there is a thank you page there's no video here because I haven't put the video in yet but then there is a nice survey the survey will lead you if you answer the survey you'll get a bonus and the bonus is in this case my blueprint that I've shown you earlier and you will then I didn't qualify I did it wrong so you don't get to book a call but if you qualified you should be booking calls on the thank you page of the opt in to the resource should be qualifying and booking calls here this is like literally our number one call looking source let me show you our calls right now this is like we're barely even starting to push the gas and this is this is this week so we're doing well on the call front purple is lead magnet guck purple is lead magnet thank you pages read our paid ads low ticket funnel thank you pages and these light purples are the the funnel that I showed you earlier the magnet modern agency sales.com octets so the thank you pages are really really really important but everyone doesn't build it because it's quite annoying right it's so I built a opinionated landing page builder within this thing that you can then use to create look here you can very quickly create an opt in page a thank you page you can embed your calendar links or your cal.com you can embed your video URLs you can do qualification questions and you can set what qualifies and what doesn't qualify and you can then theme it if your psychopath and you use light mode.
you can do that. I didn't even really build this. I just looked away from my computer and then I had built sections for me. If you want more sections on the page, I guess you can add these. I don't really use these, honestly. I don't find it that valuable. Next thing, the coolest part. This one actually is a third party one, so it lives on a different platform, but I did build like a notion like content page editor. So my goal with these, by the way, is I want to be able to build these funnels end to end without touching an interface. I want to be able to go from call transcript to funnel on LinkedIn without opening go high level and clicking a bunch of pages and all this, it just seems so absurd that that's what we're doing. So in order to do that, I needed to create database to hold the content itself. So we have a nice notion like editor here. When you say call transcript, do you mean like you're talking to someone, like someone has a sales call and that least so it's only nine in. So here's what we do here. So this is me and Kyle. Actually, both Kyle and I have been doing this for a while. I mean, Kyle's had the oneness by know you guys have been jamming out on. Yeah. So for context, like the way that I used to teach people to write. Back when I could convince people to write with the hands, which I still think is, you know, extremely important. It's something that I do all the time in my real life. Very, very, very hard to convince executives to write with their hands now. What I would suggest that you do is use your calls as inspiration for what to write about. So come off a call, think about something that you said that was valuable. Use that and very quickly write a LinkedIn post before your next call. In this era where everyone has a note taken, no one ever uses the notes, how can we operationalize that in a scalable way to help me achieve my goal of not having a right LinkedIn post anymore because I'm so tired of it. So what we do is every transcript that comes in, these are all manual right now because I haven't set up my own thing. Every transcript that comes in gets ragged and then you can, so you can connect any recorder. We have like a universal webhook adapter plug in your things and just eat every transcript, every single transcript of every single call that you take. So then they get ragged and then they get tagged. So we know, okay, here's all the stuff that I've been saying that's valuable about lead magnets. Here's all the stuff. Maybe this doesn't work right now, right? Here's all the stuff that I've been saying about Google ads or a program, the structure of my program, or LinkedIn ads or LinkedIn strategy or content refurbishing. So you can then search this. You can then use that to generate ideas for LinkedIn posts or for lead magnets. And so what I did, the kind of first thing that I built earlier was this like extremely rapid content editing pipeline because like for context, like I'm so overriding LinkedIn posts, I'm so over the writing style that puts just everything about it. I would rather spend five hours making this than like 10 minutes writing a LinkedIn post like I can't do it anymore. So this is like, look, I can just look at all of the, it wrote me 12 posts. I can just go here through here and like inline edit them. And then I can batch schedule out all these posts from here. I can just click schedule and schedule them all out on my calendar. I can review all of these and then schedule them all and it will schedule them based on how I've told it how many posts I do, what times I post, what kinds of posts should be done at different times of day, all of that stuff knows all about. And so the autopilot will like figure out, okay, 25% of my calendar is moments that matter, 25% is teaching promotions or what if I want to increase that and decrease that. And then it will, the most important part was that it will keep doing it even if I don't come in here and look at it because I'm so over it. It will, it will force through posts, even if I don't approve them. If I click here, I will publish after a view window because it's something, someone has to do it is all I'm saying. So Tim, there's a gargantuan on now. Stop here. The core focus that you're, you've been building these tools that's really sent around lead magnet value because you're able to go into DMs or on content and just disproportionately add more value and stand up because you got these things that generally do add value, but they're also looked nice. And then once they opt in, you also have these funnels on like, I'm assuming you have multi follow-ups, other lead magnets, other points of value that you're leading with and you're accustomed coding it and now you have some products around it. And this is the, I'm basically summarizing it all. This is the play. Yes. I would say this is the play. I would say the thing that I'm missing is the further follow-up. We're working on that now today. I always, I have a hard time. Anything where I like have to go in the app and like click around, I just don't want to do it and setting up the email follow-up sequences is one of those things. So I don't have as much follow-up as I should, but I'm working on it today. We're going to hand them. Let's say opt in. I think that the play is delivering value that is kind of in a style that makes sense to your ideal clients at some some amount of scale. My ideal clients, the people who like working with me are kind of tech forward. They're looking for the new solution. They love a flashy object. They love a shiny tool. They want to know how to do things in the future. And they also want to know how to do things in a kind of clear and simple way. And so I made resources that resonate with those people because I want them to find me. If you sell to private equity, you probably shouldn't make this. You should make a boring PDF. But you should make something for sure that resonates with your ideal clients. I love this. Yeah. I mean, I think there's so much philosophy on how this is showing up, but like this is a great medium.
