Conclusion, the game plan. In real life, strategy is actually very straightforward. You pick a general direction and implement it like hell. Jack Welch. You are now armed with a powerful playbook that will provide you with the plays necessary to adapt to any market and to build a seven-figure land investing business. I just wouldn't feel right about handing you a playbook, though, without telling you how to properly use it. In this short and final chapter of the book, I'd like you to understand that there is no best play. Other investors and my coaching students ask me to pick a favorite play, and I respond by asking them which child of theirs is their favorite. We both chuckle a little and they usually respond that it depends on the day of the week and how each kid is behaving. Well, that's exactly how I feel about these plays in this playbook. There are certain times based on the economy that one play outperforms another. And that is when you lean in and exploit that play in shelf another one that perhaps isn't suited for the current market conditions. The single most important thing is that you take action and get started running these plays. You may not execute perfectly the first time around, but eventually if you watch the game film after the play is complete. Well then you can build on that on what you did right and clean up what you did poorly. I also want to share with you one last powerful tip that can make these plays even more profitable. Now remember, all these plays came from aha moments after I ran countywide marketing campaigns and I have been said that after running all of these plays in the playbook intentionally, I made another powerful discovery that some of these plays could be combined or stacked together to produce an even more profitable outcome. Let me explain what I mean and give you some examples. The trophy hunting play plus subdividing play. I first noticed that I could combine my subdivided play with the trophy hunting play. I could target 40 acre trophy properties that had joined state land or federal land and instead of just flipping them, I could subdivid them in a manner so that all of the child parcels were also trophy properties. This provided the value out of forcing appreciation plus all of the child parcels had the same attributes as the parent trophy property, which meant they would sell quickly due to their appeal and demand. The portfolio take down play plus the assignment play. One of the fastest ways to collect a quick payday is by targeting multiple parcels or portfolios of parcels, getting them under contract and then running the assignment play, aka full saline land. This hybrid play allows you to capture a large amount of equitable interest and then assign the contract to another investor, which results in a supersized assignment fee. To date, the only investors I know running this play are myself and the students I have taught it to. The subdividing play plus the assignment play. Sometimes you don't want to spend the time, energy or effort on a subdivide project or maybe you know of an investor who is looking for a specific area to subdivide. In either instance, you can intentionally target subdividable properties and then after you get the subdivided candidate under contract, you then wholesale it to another investor via an assignment and collect a healthy assignment fee. The trophy hunting play plus the assignment play. Similar to the subdivided candidate properties above being assignable, the trophy property is no different. The reality is that you can pair the wholesale or assignment play with almost any other play in the playbook, including targeting trophy properties, then assigning them to another investor or builder. The subdividing play plus the big league seller financing play. The pairing of these two plays is a beautiful thing and almost feels like you're a kid using a cheat code on a video game. The idea behind pairing these plays is that you can acquire one parcel of subdividable land by intentionally targeting those property types. You then proceed to subdivide the parent parcel up into four or five child parcels and sell each of them off with seller financing collecting four or five monthly payments while charging 10% plus interest on each note. This hack or hybrid play allowed me to create four plus notes with a single property acquisition. It is a complete game changer and will allow you to quickly build a note portfolio at four or five X the speed that others can. How about that for some powerful hybrid plays? They're plenty more variations but I wanted to mainly introduce the concept of stacking plays or running hybrid plays. Hopefully you can see the profit potential of these game changing hybrid plays. Feel free to create some of your own and improve upon mine.
