Corey, a local AI consultant, begins Episode Two by making cold calls and door-knocking visits to small businesses in the Charlotte area, targeting tree services with no websites. Using Hyper Agent, he sources and tracks 198 leads—98 initial tree service businesses and 100 additional owner-operated local businesses with at least five Google reviews. His outreach strategy includes both cold calls and in-person visits, with a focus on speaking to decision-makers. Out of 15 total conversations, only two resulted in booked follow-up calls—both from door-knocking efforts—highlighting that in-person engagement significantly increases conversion rates. A key insight is that businesses with poor or non-functional websites often lack digital leads, making them ideal candidates for free website builds. Corey also tests a free AI assessment offer, which may lead to paid service upsells. He emphasizes consistent follow-up and value-driven outreach, even when initial responses are negative. Data collected through this process will inform future sales strategies and determine the AI agent to be built and shared in Episode Four. The episode underscores that sales success depends not just on outreach volume, but on personal connection and tangible value demonstration.
My name's Corey and I'm a local AI consultant and I'm just kind of going around to a few businesses in the area
and then what I offer as kind of like my paid product is a full assessment.
That sounds good. Yeah, thanks for your emailing and we'll go from there.
I will.
So we are back for episode two of building an AI agency from scratch.
I'm super excited about this episode.
This is going to be the fun one because this is where I get into the weeds and start making cold calls.
Start showing up to businesses in person and start selling, which is really like 90% of the battle here.
This is going to be the episode where I get rejected.
This is probably going to be the episode that you guys learn the most from.
So just a quick update to recap what we did in episode one.
So we used hyper agent to pull our list of leads, which we have here.
And we basically took this leads list of 98 total businesses.
We exported it and we uploaded it to a Google sheet.
We could easily have hyper agent just push it straight to a Google sheet, but I just did it this way.
And we also have hyper agent build us kind of like a little makeshift CRM.
So we've got our 98 leads found what we're going to be tracking.
I made a couple little updates to the pipeline.
So we got leads found.
This is going to be the number of conversations we have and not just any conversations like a conversation with a receptionist or a non decision maker does not count.
So these are going to be conversations with actual decision makers.
And then from there, we're going to say how many of them are interested of the ones that were interested, how many accepted our offer for a free one page website of those that accepted our offer, how many book to follow up call to talk about a paid engagement and of those calls book, how many, how much money do we actually make right.
So that way at the end of the series, we can work backwards and say, okay, we know that on average, we need to have X number of conversations in order to close Y amount of business.
So that's really the sales pipeline in a nutshell.
So here I've got my leads and we've got them ranked in order of priority.
So we've got here at the top of the list, the tree services because remember, that's a niche that we're targeting with no functional website.
So these are going to be the lowest hanging fruit.
My goal with these, especially because there's such an opportunity here is I'm going to start by cold calling all of these.
And for the ones that don't accept my cold call or I can't get in touch with the owner, I'm actually going to show up in person and look to talk to a decision maker there.
Because these should be a slam dunk like there's, let's see, there's 25 total tree services with no functional website at all out of these 25 here.
The hard part is just going to be getting in front of a decision maker, which is going to be much easier to do if I show up in person.
Now on our sheet here, this is all the data that hyper agent pulled for us.
So it's good data because it includes things like their Google rating, the number of Google reviews that they have and a direct link to their Google Maps slash Google My Business page.
Now, before we dive into the fun part, I want to give a quick shout out to the sponsor of not only this video, but this entire from scratch series and that sponsor is hyper agent.
Now, you've already seen a little bit of what hyper agent can do, especially if you've watched episode one, but I'm pretty much using hyper agent to do 98% of the heavy lifting throughout the series.
Everything from finding the leads to building the websites to drafting the outreach scripts hyper agent is doing all of that for me.
And they put together a special offer for my audience so you can go to hyper agent.com forward slash Corey 100 and get $100 and free credits if you sign up for any of their paid plans or you can hit the link in the description below.
And that $100 and free credits is pretty much enough to do everything that I'm going to show you throughout this whole series at least one time through.
So head over to hyper agent grab that free offer and let's jump into the rest of the episode.
So one quick note I wanted to make before we get into the fun stuff before we start cold calling and door knocking is we're actually going to be giving we're going to be selling two different offers in this episode.
So you'll notice that when we make cold calls, we're going to be cold calling to try and sell the website build offer that I discussed in episode one to the tree services and these blue collar trades.
And then the second offer and this is going to be one that we're specifically offering when we do door knocking is going to be the free mini AI assessment.
So we're really going to see which one of those leads to a sale first and regardless of which one leads to a sale first if it ends up being you know the website build.
Then we're going to build the website building agent and give that away in episode four.
If it ends up being the mini AI assessment that then upsells to a paid assessment that we're going to build the agent that fulfills the paid assessment and give that agent away in episode four.
So the bottom line is whichever offer we can get to sell first is going to be the agent that we build to fulfill it and it's going to be the agent that we give away to you guys in the hyper agent marketplace in episode four.
So let's go ahead and dive into the fun part. We're going to start making some cold calls. We're going to start knocking some doors and seeing which of those two offers is going to take off first and how quickly we can get a sales call on the books so that we can start getting into episode three.
Welcome to Verizon wireless. The number you have been changed disconnected or is no longer in.
Okay, so it looks like the number on their website is literally not even working.
So one thing I do and I learned this from years of sales I always double dial. So if I don't get if they don't pick up if it goes to voicemail I always dial back immediately.
Many times they pick up on the second ring.
This next one's website has a 404 error literally does not work.
Let's call them next.
Thank you for calling. Could you treat your experts? This is Casey. How can I help you?
Hey Casey, this is Corey. I was researching tree services in and around the Charlotte area.
You guys, you haven't have a website by chance. I couldn't find you guys anywhere online.
I weren't working on it so.
Okay, got it. Now, so the reason I ask and really the reason for my call is I was doing some research.
I think there's like 6100 web searches per month for tree services in the Charlotte area.
And like I said, I noticed you guys didn't have a website. What I actually do for companies is I build websites actually completely for free.
And then power the website with some AI features to kind of help you capture more leads and help you follow up on leads more efficiently.
I just wasn't sure if that was something that might be of interest or that I might be able to have a conversation with the owner about.
Not at the moment. We're still trying to work through some things.
Okay, what are you guys working on from a website perspective? Do you have someone in house that's building that or are you guys working with somebody?
We're working with someone. Okay, got it. Do you happen to know when that should be up and running?
I don't. Okay, no worries. Well, look, I appreciate the time. If anything changes, I'd be happy to follow up here in a month or so.
Okay, that sounds good. All right. Thank you so much. Bye.
You're welcome. Bye. Yeah, they're not doing anything. It's so funny because that's usually like people's go to excuses.
Yeah, we're working with someone and we're on top of it and like I guarantee you bet you $1,000. I will come back in 30 days and their website will still be broken.
So one to one to follow up with and maybe even to show up in person on.
Hey, this is Joe with Central Tree Service. I'm not able to take your call right now, but if you could just leave a message, I will get back to you as soon as possible.
Thanks and have a great day. At the tone, please record your message. When you finish recording, you may hang up or press one for more options.
Hey, Joe. My name is Corey and listen, I know this is probably completely out of the blue, but I was researching your company online.
I noticed you guys don't have a website or I guess when I try to go to your website, it gives me an error. So it looks like it's actually not up and running.
And what I want to do for you is I want to build you a website completely free just to kind of show you what it is that my company can do. That's what we do is we.
We build websites for companies and then we can come in and put AI on top of it to help you drive more leads and follow up with leads more efficiently.
So that's my completely free no strings attached offer for you. I want to build you that website. So if that's interesting at all to you, feel free to give me a call back or you can text me at this number as well.
Thanks so much, Joe. I'll talk to you soon. So that's kind of going to be the voicemail that I'm leaving people, especially if I feel like the person receiving the voicemail is the owner like, you know, Joe with centralized tree service.
Maybe he's the owner. Maybe he's not. Maybe he's just some random guy. But the fact that it didn't go to an office. I went to this guy's cell phone is leads me to believe that he is probably the owner.
Or in some way, you know, is running the show over there. So that's like, I want that voicemail to kind of create a curiosity gap. Like, hey, I want to build you a website for free. And I will. Right. I'm going to build the website for free and send it to him and be like, hey, here you go.
Install it. Good luck. And naturally he's not going to want to install it. He's going to want me to do it for him. So that's what we're going to charge for.
Hey, is this Bentley stump grinding? Hey there. My name is Corey. I was researching some stump grinding companies in the area. I notice you guys don't have a website. Is that true?
Okay, so hang up on me. I'm going to call him right back. This is maybe. I'm currently away from my home. Do we have a short message? And I'll give you a call back.
Yeah, so he's probably not going to respond. I'm just going to go ahead and text them and just see if I can get him curious enough. So I'm going to send him kind of that same template that I sent to the other guy. So I'm going to say.
I'm just going to say, hey, I know you just hung up on me, but I was actually calling
because I noticed you all don't have a website.
I went ahead and built you a brand new one completely free.
It should help you capture more leads.
Can I send over the link?
If it looks good, I can help you set it up.
So that's what I'm sending to him.
He's probably going to reply and tell me to f off, but you will see.
Hey, is this tree care LLC?
Yes.
Hey, this is Corey.
I was researching tree services in the area.
I noticed you guys all have a website, is that correct?
I probably need to change my opening line.
Okay, so what I think I'm going to do is I think I'm just going to go right into the
pitch.
I'm actually going to hold on.
Before I do that, I'm going to send him, I'm going to copy that exact text that I just
sent the other guy.
I know you just hung up on me, but I built you a website.
So I just sent that over to him too.
So what I think I'm going to do from now on in terms of my script is instead of saying,
like, hey, I noticed you guys don't have a website.
I'm just going to kind of launch right into it and just say something like, hey, I know
this is out of the blue, but I was researching tree services in the area.
I notice you guys don't have a website, and I went ahead and built you one completely
free as just kind of a way to add value to you guys.
And then from there, if you like the way it looks, I can help you set it up.
So the one guy that I just texted, so thank you, Corey.
I'm not interested at this time, but we'll save your contact info.
Fair enough.
But that's what I'm going to do for my pitch from now on.
And I'm going to update our tracker, too.
So I think thus far we've had, in terms of like actual qualified conversations, I believe
we've had about three thus far, obviously, I've left some voicemails, been hung up on
a couple of times, but I'm going to update a tracker and have three qualified conversations.
So we're limiting ourselves to 60 minutes per day in terms of outreach.
Again, just that's one of our constraints for the series.
So I just sent that over and just to recap today.
So today's day one about reach, so we reached out to, let's see, on our sheet so far, we've
reached out to about 12 companies today of those 12, two of them, like their phone numbers
didn't work.
We had no alternate phone number for them.
So there was no way to get in touch with them, actually three, I guess.
And then of those 10, we sent two, four, five, six text messages or voicemails.
So my goal with those six is definitely going to follow up with them, but what my plan
is to actually follow up with them by going in person and showing up to their office.
So that's what I'm going to do later on this week.
So we're going to continue to make calls each day and then I'm going to show up to, you
know, one or two of these a day to kind of just stay within our 60 minute goal or our
constraint.
Because again, if these guys are going to hang up on me or not respond to my text or not
respond to my voicemail, that's fine, but it's way harder for people to deny you in person.
And what I'm going to do is before I show up, I'm actually going to make sure I'm going
to have hyper agent build the website before I go so that when I show up, I can say,
Hey, look, here's the website. It's right here. It's done. And then from there, open
the conversation. So that's day one tomorrow. We'll come back for day two.
My God, it's 10 30 AM on a Tuesday. How many of these companies are just not picking
up the phone? If these guys hate money.
Hi, is this Shib's tree service?
Yes, it is.
Hey, this is Corey and I know this is completely out of the blue, but I noticed you guys
don't have a website. So I actually went ahead and built you guys one. And I wanted to
know if I should send it to you in a text message or do you want me to send you the link via
email?
I'm not in this, sir. I'm actually just job over here right now.
Okay, understood. Well, do you mind me asking why it is you guys don't have a website?
I see you've got a Facebook page there.
I'm good. Thank you, sir.
Oh, good. Fuck myself.
Hi, this is Corey. And listen, I know this is completely out of the blue, but I noticed
you guys don't have a website. And I wanted
to know if I could send you the link via text message or if you'd rather me email it
to you.
I really got in my website.
Oh, you do have a website?
Yes.
Oh, what's the address? Because I couldn't find it when I was looking you guys up online.
That's a nine, nine, two, seven, nine, nine, nine, zero, seven.
That's the way it's, let me see, because I have a paper and I know that he's doing that.
He'd be studying today.
Oh, really? Yeah, because I couldn't find it anywhere. So that's that's one of the reasons
I went ahead and just built you one from scratch, because I was like, they're they're missing
out on quite a few leads by not having a website. And that's actually one of the things
I do for local businesses is, you know, building install websites for them.
So like I said, I just wasn't sure if you guys had one or if that was a conversation you'd
be open to having.
No, I really got it. So my guy said you studied today.
Oh, okay. So he just built it today?
Yeah.
Okay. What's the address? Can I look it up real quick?
The true, I don't know where it is. The, I think it is, uh, the nice zero, zero, zero, seven,
uh, the daughter drives.
Okay. Let me see if I can pull it up real quick. Maybe it's, oh, Detroit, I see that's
your, your company address. Okay. Let me look it up real quick.
In Huntersville, so I see SNK tree service. Oh, let's see here.
Yeah. Let's see. I see something. It's not loading. So I actually, I do see the website
that he built for you, but it, okay. Now it pulled up here. Um, okay. Yeah. So it's, it's
a little mock up here. I can see that how, do you mind me asking how much he's charging
you for that? No. I don't remember. I've seen the 2000. Oh 2000. Yeah. Okay. Well, listen,
how about this? So like I said, I, I do something very similar, right? I'll be honest.
The one that I've already built for you looks a little better than this one. And instead
of 2000, I actually only charge 500 and not only do you get the full website, but you also
get a full cleanup of your Google business page. Has anyone ever told you, uh, you know,
some, some opportunity with your Google business page, like some of the opportunity you guys
are missing out on there? No, that's about that. Okay. Well, yeah. That's, I mean, honestly,
even more so than a website, having a fully optimized Google business page. I mean, that's
the difference between getting one or two leads a month through Google and getting five
or seven or 10. Um, so how about this? I mean, you got, so you guys are over in Hunter's
ville. Is that right? Right. Okay. Would you be? Oh, I'm actually going to be in Hunter's
ville tomorrow. Would you be open to me? Just stop and buy the office and kind of showing
you what I've built. And then at the very least, like absolute worst case, I can help teach
you a thing or two about Google and about the website. Um, best case. Maybe there's an
opportunity for us to work together. Would that be fair? Uh, let me see. We've got my
schedule. I have to fool. Okay. Um, let me see. Maybe I have to open. Um, I sent a text
message and I'll let you know. Okay. Yeah. That sounds good. Well, how about this? I mean,
do you have another day this week because I am, let's see, I'm pretty free on Thursday
as well. While I have you, I figured I would just go ahead and get something on the calendar
of possible. That's a little bit complicated because I have four weekend and the next week,
I have food too. And I don't know. Maybe I have the time. But let me see. Maybe six and, um,
week, you know, one job and like, let you know, okay? Okay. That works. And also too, I
mean, I can be flexible. I could either come earlier tomorrow morning or later tomorrow
afternoon. Uh, yeah. Um, maybe tomorrow afternoon, let you know, okay? Okay. That sounds good.
And I will, I'll send you a text right now so that you have my name and number. And then
if, if I don't hear back from you by the end of the day, is it okay if I just give you
another quick call just so we can lock something in for tomorrow? Okay. Sounds great. Alright,
sounds good. Well, thank you. Hopefully I'll see you tomorrow. Alright. Bye. Okay. So this
is the website that she is referring to here. So whoever she hired to do this, she said
that she paid them two grand, which is insane because this website is atrocious, made with
Manus. Um, so like, obviously, it's not deployed to her domain yet. She said that they just,
I guess, agreed on it today or maybe yesterday. But this is, I mean, you know, pretty
like clearly vibe coded better than them having no website that's for sure so my play here
and they've got a so it's a it's a message form but it's not even a speed to quote form because it
doesn't look like it's going to give them a so we'll get back to you quickly with a free estimate so
like that's an opportunity too right there this is just a glorified contact form it's not a true
speed to quote form like it's not going to give them a true estimate on the spot so bottom line
this is better than what you had before which is no website is this ideal absolutely not is this
for two grand hell no right we're going to go in there tomorrow assuming we can get on our calendar
and if we can I will be taking my meta ray bands in person and recording the interaction
we're basically going to be like look we'll build you something better for one fourth of the price
and we'll clean up your google business page actually there's our fifth total conversation so
we got immediately shut down by the other four that we've had that's the fifth one we've had
that um wasn't I would mark her as interested absolutely we have not delivered the free site yet
so we are not going to mark that and then I'm going to text her right now the follow up like I
said and then I'm going to call her again at the end of the day if I have not yet heard back from
her so that we can hopefully get on her calendar show up in person tomorrow and close that deal
hello you have reached harmonious tree service please leave your name full number and a message
Jason branch out tree service can't take your call now
last match hey Matt is this d&m tree service yes it is awesome well Matt this is Cory and I know
this is out of the blue but I notice you guys don't have a website so I actually went ahead and
built you guys one and I wanted to see if you want to meet it
hello hey is this Gomez tree service yeah man hey this is Cory uh Martha Taylor gave me your
information and I couldn't help but notice that you guys don't have a website so I actually
went ahead and built you guys one I wanted to see if you might be open to me sending over the link
either via text or via email to that website okay I mean the boss of it my boss means working
right now okay and is it your company or you the owner no okay who would be the best person to
speak with about that hi hi is this Jan I tree service yes hi this is Cory uh Martha Taylor gave
me your information I was hoping to speak with the owner are they available yes okay
yeah so like I said at Martha Taylor she's a family friend of ours she had given me your
information I think she was a former customer of yours but the reason I'm reaching out is I
actually build websites for small businesses and I notice you guys don't have one so I just
wanted to call and see I actually went ahead and built you one uh completely for free and just
wanted to see if I might be able to send it over and have you guys take a look and see if you
might be interested in talking about it
yeah is this number that I'm calling you on right now is that the best number yes okay and so
what I'll do is I'll send over a link to the website and then if you guys like it right you can
we can have a conversation around what it might look like to to have that installed for you guys
I think you have a site right now I just don't think there's any way for somebody to book
an appointment or get an estimate with you guys so I I feel like you might be losing out on a
lot of business because of that okay so I'll send over that text here in a second now uh what's
the name of the owner just so I can address it to the right person Jamie Jamie okay perfect
well I will send that now and then I will follow up with you guys later today as well just to make
sure you got it all right thanks bye gave me your information I was hoping to speak to the owner
are they available okay perfect yeah so like I said Martha Johnson gave me my information she's
a previous customer of yours and the reason she told me to reach out is because I actually
designed websites for small businesses I noticed you guys have a website but there's no way for
somebody to go on your site and actually get a quote or book a book an appointment so I've
actually built you an updated website wanted to see if I could send it over so that you could see
what that looks like okay so you guys you're getting plenty of leads like you have no interest in
getting more leads okay so that company that I just talked to Jay and I tree services I mean they
clearly just brushed me off like they're probably not gonna respond but either way I figured I'd
go ahead and build on the site and send it over to them so what I did is I had hyper agent
build them this simple website so I actually used the so I use my site Smith agent
and I just used the skill that's already in the marketplace called let's see small business
website I believe small business website builder so this is actually a skill that I built and
published to the hyper agent marketplace so it's already there you can go ahead and grab it even
when this video comes out and what I did is literally just said like hey go pull their existing
website but build a better one and just include a form that someone can click on to get a quick
estimate like that's literally all I asked to do again didn't put a ton of effort into this one
because I don't think this is a very warm lead so and so once that is done we're just gonna take
that hyper agent artifact link and I'm just gonna text it over to them and of course I'll follow
up a couple of times not too high of expectations just based on how that conversation went but who
knows there's always the off chance that they see our website it's clearly a lot better than theirs
and they're open to a conversation that's why we follow up on every lead no matter how
low of a chance that we think it is of closing because if I learned anything in my sales experience
it's always that follow up on every lead no matter how unlikely it looks Corey I was supposed to come
by tomorrow and and show you about the website that I built for you I never heard back so I wanted
to see if you figured out a time that worked like tomorrow I think I don't have any time tomorrow
okay because I have to one of my issues right now because my son is got to a hospital
yes and I don't have any idea what time but I have to wait time tomorrow okay I let you know okay
because right now I have some that really really time tomorrow okay I send a text message tomorrow
and I let you know okay that sounds good and and like I said I'm gonna be in the area tomorrow
anyway so if I stop by in the morning maybe like nine to 10 a.m. just to see if you are around
with that work and then if not I could come back at a later time um maybe I haven't
so possible okay okay sounds good I appreciate it so as I started plowing through these leads
of tree services here in Charlotte I realized that we were probably going to run out of
leads pretty quickly a lot of these companies either their phone number doesn't work or like most
of their addresses or somebody's home address so it makes it pretty much impossible to go
and doorknob them so what I did is I had hyper agent find a hundred more businesses this time we
were a little more niche agnostic so we weren't set on like a specific niche I was just like hey find
a hundred more businesses then meet the following criteria at least five Google reviews and there be
to be services that are owner operated so what it did is it asked me a few questions to put a plan
together and then it went off and did the work and so this is the final list that we have so this
was a hundred qualified prospects across 11 counties in Charlotte with at least five total
Google reviews across 26 total cities and in around Charlotte so
you call has been forwarded to voicemail
- Hi, is this Jamie?
- Yes.
- Hey, Jamie.
This is Cory, you and I, or I think somebody in your office spoke last week.
Remember, I'm the guy that built you guys that new website and I send it over.
Did you see that?
Come on, his ass, her back.
Hmm.
Hello, this is Cory.
Hi, my name is Ronald from SK 3, so I want to go from your number.
Yes, so this is S&K, you said?
Yes.
Okay, so yeah, this is Cory.
You and I spoke last week.
Remember, we were talking about the website that I think you had just bought from someone
else.
Oh yeah, but I tell you, yeah, I was ready to buy it for somebody.
Yeah, so that's what you had said.
I think you had said you hadn't paid for it yet, though, and I think you said that they
were charging you what, like $2,000?
Yep.
Okay, so yeah, I mean, I pretty much built you the exact same thing.
I don't know if I sent it to you yet, but I actually charge only $500, and I also. Sorry, say it again.
Sorry, because I'm barking.
Oh, you're working right now, you said?
Yeah.
Okay, well, listen, what would be a good time to talk this through with you?
Because again, I'd hate to see you spend $2,000 when you only could spend $500 on pretty
much the exact same thing.
So I mean, would you be open to talking that through or have you already paid the $2,000?
No, that's okay, so I don't need something else, yeah.
That'd be great.
Thank you.
Okay, so you did already pay?
No, yeah.
I'm good.
Okay.
All right.
All right.
Hey there, is the owner available?
He's not here?
Okay.
Real quick, my name's Corey, I'm a local AI consultant here in town.
And so I just held local businesses find ways that they can implement super simple AI tools
to get more customers coming in the door.
So I wanted to see if the owner might be available 10 minutes of his time, just to point out
some really specific ways.
I don't have anything with me to leave behind.
Is there a time when they might be available?
Let me get you a part of this.
Yeah, that would help.
See?
Something that AI can't do.
Yeah, you're right.
And so Ben is saying.
Absolutely, hey, AI stuff.
Why do you hate AI?
I'm curious.
Working with people who think that they can just plug in shit on AI and then give it to
the builder and they just, but nothing actually works.
They just want the image.
Right.
And it's really annoying.
Seems like you guys maybe have had a bad experience.
I will tell people now, we will only work with you if you don't use AI.
Okay, interesting.
Yeah.
Is that our other home builders?
Are they kind of thinking along the same lines?
I mean, it's easy to populate something quick, but when it comes to it, when you really
look at the image, it looks good, but you can tell us a builder like, hey, that wall
actually doesn't connect.
Right.
It doesn't look right.
It's just, it's really annoying.
So and it sounds like you're talking specifically when it comes to like image generation
or Pinterest.
Great.
If you Google it, look at Pinterest, but now everybody just, they just want to throw
something up.
Yeah.
Yeah.
Can you make this happen?
It's not even sourcing it.
Right.
It's making images where you can't even find products that, it is that that doesn't help
me sell something like that when you can't actually create it.
Got it.
I get that.
Yeah.
And so some of the use cases that I have in mind, and again, I don't know, you know,
specifically how your business works.
So that's why I would never make like a generic suggestion.
But I think what you're referring to, like those kind of use cases, I wouldn't recommend
you even use AI for that.
It's more, more for a lot of like the back end repetitive stuff, you know, like emails
obviously very low hanging through the opportunity.
There's just so many things that I can use for that isn't client facing and that doesn't
make the business or the brand much better.
You can read it, you can plug in like an email that you want to do, but then you basically
are having to reread it and then make it sound like you want to.
Yeah.
So doing extra work.
Well, and there's ways to make it to where I'm actually in a media range.
Oh, I'm sorry.
So if you'd like to.
I will.
Yeah, I'll give McCall.
Yeah.
Thank you so much.
Hey, Ben.
This is Corey Gannum and I know this is out of the blue, but I actually stopped by your
office earlier today.
And I spoke with one of the ladies in your office, she gave me your number is now a good
time to chat real quick.
Well, get her to walk into a meeting, but I'm looking, what's up?
Yeah.
So I'll just I'll keep it super short.
So I had like I said, stop by the office because I'm a local AI consultant here in town.
And I help businesses implement super simple AI tools to get more leads in the door.
And the lady that I spoke to, she said that it sounded like she wasn't a big fan of AI,
but she said that you might be open to a conversation around, you know, ways that AI can help.
Like I said, bring more leads in the door completely free, just like 15 minute consultation.
So she gave me your card and told me to give you a quick call.
So I wanted just to follow up on that.
Okay, well, we currently just basically, you know, one we covered up as far as work.
We don't need to draw up any business developments that I'm doing and other work that we are
doing.
And I just don't know that with our current set up that there's any real application
to full-blown program as far as AI.
Okay.
So yeah, so it sounds like again, sounds like you guys have the leads coming through the
door, which is great.
The other thing that I had, the other point that I had made to the lady that I spoke at
your office is there's a lot that you can, that can be done on like the back office side
of things.
So even if there's plenty of leads coming through the door, I can virtually guarantee that
there's a lot of untapped opportunity around just saving time, doing a lot of the things
that you guys are probably doing manually today.
And that's what what I was saying, you know, if we were just to sit down for 10 or 15 minutes,
we could uncover just like one super specific example of how you guys can be using it.
And then again, if that helps, great.
If not, no worries, but I think at the very least you'd walk away having learned something.
Okay.
If you want to give me a call sometime in mid next week, see if we can set up something.
Okay.
And so I'll give you a call in mid next week.
Let me look at the calendar real quick to make sure I catch you at a time when you're available.
How does Wednesday at first, sorry, how about this?
It is Monday work for you by chance.
That's the 31st time that's, you know, it would have to be like Wednesday or Thursday.
Okay.
How about I give you a call on Wednesday at noon?
Would that work?
Yes.
That works.
Okay.
Perfect.
And then what I'll do, I've got your email here as well.
So I'm just going to send you a calendar invite just so neither of us forget.
And what I'll do is I'll just, I'll call your cell phone, but I'll just send you that invite
so that you have it either way.
Does that work?
Yes.
All right.
Sounds so weird.
My name is Corey Gannum and like I said, I live here, I live here in Noda.
So I just kind of popped in earlier today.
Okay.
I'll look forward to your email.
All right.
Sounds good, Ben.
We'll all send that right now.
And I'll call you on Wednesday at noon.
Thank you.
All right.
Thanks.
Bye.
Okay.
So that's a really good example of not taking a no for an answer, especially from the gatekeeper.
So you guys probably saw the call that I just had, or not the call, but the, the door knock
opportunity where I walked up to the door, talked to the lady.
She hates AI.
She wants nothing to do with it.
She gave me the owner's card.
That is the guy that I just got off the phone with.
And I set the appointment with him because he obviously is the main stakeholder.
And if there's an opportunity for him to save time, like it sounds like they have plenty
of leads, which is great, but I think he's smart enough to realize that there's probably
a lot of opportunity around saving time and a lot of efficiencies that can be created from
using AI.
So what we're going to do is we're going to send him that invite for next week and hopefully
we'll get on and be able to talk to him then and we'll go from there.
Hey, I'm doing well.
Good.
I'm Liza Rindback.
Hey, I'm Corey.
Thank you.
So, yeah.
So, my name's Corey and I'm a local AI consultant.
Okay.
So, I help local businesses implement super simple AI tools that can help get more leads
in the door.
Okay.
So, what I'm doing is I'm just kind of going around to a few businesses in the area offering
just like a completely free 10 minute consultation where I'd point out like one super specific
way that AI can help you guys drive more leads.
Yeah.
Like I said, completely free.
If that helps, great.
If not, no worries.
Okay.
A lot of businesses aren't using AI properly, not sure how you guys are using it, but
it's like I said, my way of just kind of driving leads and helping other local businesses.
Okay. Yeah, I mean, I'd be we actually just got in from my husband. I had the owners. I can tell it looks like this
It's got in here. Yeah, we did we've probably been in here a couple weeks
We're not new we're not doing a trance agency. We're just new. This is a new location. We were over by
Inota we're by the joinery. Yeah, and I live in notice. So yeah, you guys were like one of the first ones that popped up
Right, right. That's great. Yeah, and and so we just got in here
We're still trying to like get situated, but um I husband I we live and I'm up pleasant South Carolina
So okay, we literally just got here like 30 minutes ago
Yeah, so we're just trying to you know get situated today, but you know, I'm here all week
Okay, so if there's a time, you know, maybe later this week. Yeah, yeah, you tell me again
I can main my goal is just to kind of set the appointment
I most people are pretty busy in the day to day. So I don't have anything to leave behind if you have a card
Okay, yeah, I was gonna say I get you you attacks with bio info and then
We could just set up a time for me
And then I can look at my calendar and I have more of an idea. We'll be here until Thursday afternoon
Okay, so I'm more than happy to sit down with you and
Cuz I kind of handled that part of the business. So okay, like the I don't do the chart. I don't turn so I handle like the operations
So you're not licensed? No, I'm not okay, I'm the only one in this one license. Okay, I don't I don't do it
Okay, got it. Well, perfect. Then what I'll do is so is this your
Perfect
Okay, so 803 and yeah, we can set it side of time this weeks and time to jack awesome
Yeah, that sounds good and just the study curiosity like how are you guys using AI now for are you?
We are yeah, I use it for you know emails
You know Greg uses he's got thing that's called Kara. Okay, like specialize AI for insurance
Okay, that for his
Like all of his like you know what's he gets his quotes? He puts like everything in there and spits out the email and I mean
He could probably tell you more about what he does with that, but he uses it all the time. Awesome. Well, that's good
I it's funny. I have one of the companies. I went into earlier today. They're home
I guess a custom home builder in the area and the lady she opened the door and she was like
We actually don't work with anyone that does use a like she was super anti AI really and I was like
You know, I feel like people like that sometimes there's something. There's not much you can say no, you're not going to win
No, you're not you're like I'm just yeah, I'm just leave you're not gonna change their mind
Exactly. We'll never do like AI and phones or I don't like I would like I am so opposed to that
Yeah, I want a real person when you call like to talk to us. I can't say that when you call and you're like
I'm talking to an AI person. I hate that but you know maybe we can
Yeah, and again, like I said all I'm gonna do is just ask a couple of questions like you know
Hey, how are you using it here? You thought about this right and just make so I'll just be like super transparent about my process
So I'll make one like really specific recommendation around okay based on our conversation
Here's one thing that you're not doing that you could be doing yeah, and then that's kind of like hey
You can go and implement that yeah, and then what I offer as kind of like my paid product is a full assessment
Okay, so that's where we'd sit down for usually like 45 to 60 minutes and we would do a deep dive on the business
Not so much in like me getting under the hood more so just asking you more questions and then the deliverable of that is like
Here's a full report with three to seven like usually off the shelf like simple AI tools that you just didn't even know
Existed that could help in the business. So that's just like just being transparent about yeah, you know
We'll sit down for 10 15 and then if you want to do more than that's what that would look like. That sounds good
Awesome. That sounds good. Yeah, of course. Yeah, it's your email me and we'll go from there. I will
Alright, so let's break down where things stand heading into episode three
So we are on or I guess we're six days into the challenge now the caveat here
Obviously we're way more than six days since the first episode has gone out
But I'm only counting days that I actually worked on the challenge. I feel like that's more realistic and including days where
Nothing like no calls were made no doors were knocked in seem to make sense
I'd rather it be as realistic as possible in terms of days worked counts as a day
Into the challenge, right? So we have had we found 198 leads
So we found 98 from that first pass at hyperagent did those were the 98 tree services
Then as you saw later on in the episode we found a hundred more because we were starting not necessarily to run out of the tree services leads
But we were finding that
We're probably going to exhaust that list a lot sooner than later because of the fact that a lot of the numbers are
Disconnected a lot of the you know, it's a lot of people's cell phones like a lot of the numbers
Or a lot of those leads didn't make sense. We just went in and pulled a hundred more just to have in our back pocket
So in total, we had 15 conversations throughout the episode three of those were interested
And we booked two sales calls for episode three and you guys are gonna
Hopefully see those sales calls if possible if they allow me to show the recording if not then I'm just gonna report back on how those went
Now something interesting to note is so of the 15 conversations two of those were door knocking conversations
Both of those door knocking conversations resulted in calls booked 13 of the cold called conversations ended in
Zero calls book. So obviously it's still a small sample size
But and this is not surprising in any way shape or form
But it's clear that getting out there and knocking doors
You're gonna have a much higher chance of success of setting the appointment and most likely closing deals
So we're gonna dive into episode three coming very soon and for those of you guys that want to learn
How to do this thing for real like how to actually make money selling AI well we teach everything that I'm showing you here
As well as other ways that I've made money selling AI services inside our community
It's called AI operator Academy. You can check out the link in the description or go to AOA.community to learn more
Thanks so much for watching and I'll be back with episode three soon
Podcast Summary
Key Points:
Corey is conducting cold calls and in-person door knocking to sell AI services to local businesses, focusing first on tree services with no functional websites.
He uses Hyper Agent to identify, track, and manage leads, creating a sales pipeline that measures conversations with decision-makers, interest levels, and final sales conversions.
Two offers are tested
Summary:
FAQs
The main goal is to identify and convert local businesses into paying clients by offering free assessments or websites, with the ultimate aim of building a proven sales pipeline and AI-powered service agents.
Corey sells a free one-page website for tree services and a free mini AI assessment for other local businesses, with the goal of determining which offer converts first.
In-person visits are more effective because people are less likely to reject a salesperson face-to-face, especially if they are the decision makers or if the interaction includes a tangible offer like a built website.
Hyper Agent is used to find business leads, build a CRM, create outreach scripts, and generate a custom website for each lead, automating 98% of the sales preparation process.
The pipeline tracks leads found, conversations with decision-makers, interest expressed, offers accepted, follow-up calls booked, and final sales revenue to determine conversion rates over time.
If the mini AI assessment converts first, Corey will build a paid assessment agent to fulfill that offer and release it in the Hyper Agent marketplace in episode four.
